In the summer of 2015, the Kraillinger Kulturgaststätte Schabernack was demolished, and since then there has been an ugly vacant lot at Margaretenstrasse 14.

In 2015, the Kraillinger cult restaurant Schabernack was demolished.

The property has been vacant since then.

Now, finally, an agreement between the builder and the municipality seems within reach.

The development plan for the Margareten-, Elisen-, Franz- and Hans-Sachs-Straße quarters has already been laid out in Krailling and is almost complete.

Only an agreement with the developer for the property at Margaretenstrasse 14, Gottfried Hansjakob, is still pending.

At the request of the community, a long house is to be built there - similar to the former Bernrieder Hof restaurant and the Schabernack (we reported).

According to the still valid development plan, a building density with a floor area ratio (GFZ) of 0.37 is permitted on the 1350 m2 property.

The community is willing to allow more, especially since the practical joke already had a higher GFZ (0.6).

But she wants something in return for the increase in building rights: Socially acceptable rents are to be stipulated for at least two apartments in an urban development contract.

"I will send the contract to the contractor in the next week or two," said Mayor Rudolph Haux when asked by Merkur.

He is confident that an agreement will finally be reached.

"We found a way to come together."

Schabernack area: it could be a zero round for Hansjakob, the builder

Gottfried Hansjakob wants to take a look at the contract first.

He complains that the municipality does not allow him to convert his roof.

"Then I could build three more apartments, then it would pay off." He would have to build two stairwells for the nave, which would mean losing half of the increase in use.

In addition, due to the long processing time of the development plan, he now has higher construction costs, according to Hansjakob.

"For me, that's a zero round." It's almost better to build two single-family houses with half the construction costs.

If Hansjakob accepts the urban development contract, the municipal council still has to approve it.
