Since the Schliersee retirement home closed down, no one has used its former building.

It could stay like this for the time being: The owner can take his time when looking for a new tenant.

Schliersee – Although the former operator of the Schliersee retirement home, Sereni Orizzonti, closed the nursing home last September after many scandals, the commitment of the Italians in the community could have a long-lasting effect: Because Sereni Orizzonti's lease contract runs for another five years, the owner could of the senior residence building, a Swedish real estate holding company, left it empty for the time being.

The Italians also pay when they no longer use the house.

This statement is new because care experts suspected last fall that Sereni Orizzonti had only delayed the end of the retirement home long enough to obtain a special right of termination for his lease after the final operating ban by the authority. Had that been the case, the Italians would no longer be paying for the building and the holding company would have a strong incentive to quickly find a new tenant. Now he can afford to wait for the perfect offer. Mayor Franz Schnitzenbaumer (CSU): "The owner has no great need for action."

The mayor wants to prevent the building in a prime location from remaining unused for a long time, as it did before the retirement home opened. "Keep talking and hope that something moves," he describes his approach. The municipality offers the owner support in the search for new tenants, passes on inquiries from interested parties and has signaled that it is open to a change of use, including conversion to residential units.

The talks are very polite and open, says Schnitzenbaumer.

The holding company is interested in a solution, wants to keep the building for the long term and under no circumstances wants to sell it.

If the right prospect comes forward, she has good reasons to offer him a new lease contract.

"At the moment we're glad that we have such good contact." However, the lack of time pressure for the holding company is apparently slowing down the search.

Future as a retirement home is questionable

However, it remains uncertain whether the original AOK property will be relaunched as a senior citizens' facility.

The district office has already expressed concerns about accessibility several times.

For an assisted living project, an operator would have to provide significantly more parking spaces than is currently the case.

According to Schnitzenbaumer, there were also inquiries among those interested in continued use as a retirement home.

But it remains to be seen whether they will be able to cope with the necessary conversion costs of around one million euros.

The conversion seems more likely, says Schnitzenbaumer.

However, he cannot yet foresee which concept the owner will decide on - also because of the wide selection.

The municipality handed over requests of “a wide variety of types” to the holding company.

Now she has to wait to see what she decides – and when.

Prosecutor continues to investigate

Meanwhile, the Munich II public prosecutor's office is continuing to investigate the senior citizens' residence.

An important point is imminent: "In the next few days" a spokesman expects the results of an expert report on the quality of care in the home.

Its content determines the further course of the investigation.

Within the next week or months, however, no end to the process is foreseeable.

“It is difficult to estimate the duration of an investigation of this scope.
