Damascus-SANA

The Public Corporation for Housing issued a clarification regarding the estimated values of the houses announced for allocation for the year 2022, in which it indicated that it had charged part of the costs of the general site to commercial spaces and applied the principle of cost center to all housing in the different regions as a single project, in addition to reducing the profit rate from 15 to 10 percent.

The Foundation explained that these measures came due to the high estimated value of the floor square meter of housing and the fact that the target group is from the lowest income, which ensures the achievement of the project’s goals and social objectives, as the average estimated value of the floor square meter of youth housing and savings amounted to 596 thousand and 385 pounds.

In its statement, which was issued in response to what was circulated on social media about the rise in the appraisal values of housing, the Corporation confirmed that it had spared no effort to reduce the appraisal value of these homes, and that the measures taken by it in this regard are in line with the laws and regulations in force.

The Foundation stated that the costs of labor housing were separated from the rest of the projects, and the estimated value of the floor square meter of the labor housing project was approved in the governorates of Damascus, Aleppo, Quneitra, Sweida and Tartous, bringing the average estimated value of the floor square meter of labor housing to 480,000 Syrian pounds, and in Hama governorate 810 thousand pounds, since the housing is clad Full clothing.

The Foundation’s operations system also specified the payment of housing value in an easy way, as a cash payment of no less than 10 percent of the estimated value of the house is paid upon subscription and completed to 30 percent upon allocation, with the balance of the remaining value being paid in installments for those who wish for a period of 25 years.

Legislative Decree No. 26 of 2015 regulating the work of the institution and its system of operations defines the method of calculating the costs and value of social real estate units based on the total costs of the project, according to specific bases.
