Munich is also setting new records when it comes to new apartment rentals: in the Bavarian state capital, there are hardly any prices below eleven euros per square meter.

This was announced by the market research institute IVD on Monday.

Munich - Munich's housing misery always draws illustrious circles: Only 0.7 percent of all apartments that are newly rented in Munich are rented for less than eleven euros per square meter.

IVD manager Stephan Kippes: "Increasing challenge"

The institute examined the new contract rents for existing apartments (apartments built between 1950 and 2019) in the major Bavarian cities in 2021.

"The supply of rental apartments for less than nine euros per square meter is very limited in almost all major Bavarian cities," explained the director of the institute, Stephan Kippes.

"Especially for low earners or middle-income families, finding a place to live is becoming an ever greater challenge."


In 2021, especially in the major Franconian cities, people looking for a flat were still regularly finding offers at prices per square meter of less than nine euros.

In Fürth, the proportion of such properties was comparatively high at around 30 percent.

In Munich, on the other hand, the price range below nine euros per square meter is practically non-existent on the market.


Munich: 90 percent of the objects cost 15 euros and more

At least 15 euros per square meter had to be paid for 90 percent of the properties on offer, and often significantly more.

In the wake of the Bavarian state capital, the rental price level has also increased significantly in Augsburg in recent years - here the proportion of properties at square meter prices under nine euros per square meter - just like in Ingolstadt - is now in the single-digit percentage range.
