Wartenberger Schafbuckel: Decision postponed again

Wartenberg - Planner Albert Emberger had noticeably reduced his first drafts with three terraced houses (we reported) to two semi-detached houses, each with a granny flat, which he also does not want to appear so dominant due to green flat roofs.

Emberger described the discussions in the run-up to the committee as follows: "Then the mayor said I shouldn't be too big on it." That was exactly what the committee wanted, but it was also under a certain amount of pressure. As reported, there is an approved plan for a semi-detached house in the upper part of the site, and the owners could start with that immediately. But then various things would no longer be possible. According to Emberger, at the end of the street, below the mountain café, there could be a turning point for large garbage trucks. Disposal vehicles are currently having problems.

Up to nine parallel parking spaces could be arranged along the street, which could then really be given a suitable width, which could help to defuse the situation, not least with a view to the gastronomic operation.

This would sometimes require an exchange of land, because the municipality owns a path on the slope that Emberger would like to include in the development.

The planner had already thought extensively about surface water treatment, including the green roofs, which he says can absorb a lot of water and drain it off with a significant delay.

Infiltration is ruled out: "It probably won't work with the Upper Bavarian Lett'n."

Although the committee recognized that the planning is reduced compared to the first draft, there will still be eight apartments.

Eduard Ertl (Neue Mitte) recalled a principle that a development plan is always drawn up for five residential units or more.

He called for this, which was supported by a number of colleagues, for the Council to orient itself here as well.

Josef Sedlmaier (CSU) passionately campaigned for understanding for his fellow councillors: "This is our Nikolaiberg, this is our landmark." There were also concerns about the proximity to the restaurant, which also has a beer garden.

It became clear that the Council will not accept any restrictions on this.

The parliamentary group spokespersons will meet on January 26th.

Mayor Christian Pröbst (CSU) suggested continuing to deal with the topic there.
