New residential and commercial construction is a project that Immosens GmbH from Munich wants to realize on Uneringer Strasse in Oberalting.

At the municipal council meeting on Tuesday, co-managing director Rainer Bargenda presented the project.

A car-free residential area is to be built on the current green space. The commercial parking spaces are already in place, and a large underground car park is being built for the residential area. For the development and also the pedestrian connection to the old town center, the southern part of Stampfgasse is to be expanded to the east up to Uneringer Straße. According to Bargenda, the floor area of ​​the commercial portfolio is 3,600 square meters, with a new 1,180 square meters of floor space for commercial use. The residential development is estimated at around 2260 square meters of floor space.

The commercial portfolio will remain in the long-term ownership of a Seefeld family, Bargenda explains.

The Seefeld companies Digitalkonzept and Myspotti are located in the former production building of a tannery.

Existing storage areas are to be upgraded and also rented to Seefeld tradespeople.

Immosens GmbH also wants to occupy partial areas in the new commercial building.

The company itself has offices in the Seefeld Technology Park.

"We will then free them," announced Bargenda.

The apartments will also be built and marketed by Immosens.

"Target groups are owner-occupiers and investors," said Bargenda.

"Promotion of Seefeld citizens within the framework of an exclusive pre-sale phase with preferential prices is planned," he added.

"That makes a very appealing impression," municipal councilor Christian Wagner (BVS) opened the discussion. The aspect of involving locals in the marketing of the apartments is particularly important to him. He is concerned about the share of residential development: "How do we ensure that the owners build more apartments and then no business is left at all?" Stefanfutterknecht from the building authority was able to reassure him: "We can set that down in the development plan via stipulations." Petra Gum (FW) was also skeptical about the commercial space. Because against the background that these are scarce in Seefeld, the project was originally developed. "A complete district is created overnight," said Gum. Johanna Senft (BVS) worried about the traffic situation.

"Everything else runs via Uneringer Straße." The trade has to adapt to strict conditions.

A few meters away, on the southern part of Stampfgasse, a property developer is building a large apartment building. And the municipality is also planning housing construction in Stampfgasse. In the next few years, the pressure on the narrow alley will increase. At the public question hour at the beginning of the meeting, former FWG councilor Peter Schlecht asked a question about further developments. "I have the impression that the area is being overwhelmed," he said, and asked about a development plan for the area. There is currently none, according to Mayor Klaus Kögel, the municipality wants to act on its project with a project-related development plan - this also applies to the area of ​​the Immosens project.

The councils took good note of Bargenda's remarks.

The preparation of the development plan will take some time, Bargenda estimated the construction time to be around two years.

Realization is therefore possible in 2026.
