The new building on Zeller Straße in Ebenhausen is causing trouble in the Schäftlarn community.

- "During a construction inspection, it was found that the open space design did not correspond to the approved planning," said Andreas Porer, head of the building authority, in the building, planning and local development committee.

"The client has now received a letter from the Munich District Office asking him to establish legal conditions by dismantling or submitting a tektur."

The concrete blocks were also used in the rear part of the garden.

"Here, too, three levels were terraced and a patio was added," says Porer.

Bottom line: "This is not typical for our townscape." A detour would have been the right way.

From the point of view of the administration, the submitted tecture application cannot be approved because it violates the main features of the local building regulations. "A deviation would come into consideration if it were about sewage - but this is about the removal of precipitation." Therefore, green areas should be created without concrete edging. This would also correspond to the principle that excavations and embankments to secure the topography are not legal. Porer: "We don't have concrete troughs anywhere else."

And something else was a thorn in the side of the councillors: the enclosure.

"It must not exceed a height of 1.30 meters." This is to avoid a "walling-in effect".

Since the fences are supposed to stand on the "impermissible steps, this effect would even be exponential, contrary to the townscape."
