Bad Wiessee gets a new town center.

The new building complex on the former Grühn site fulfills the wishes of the municipality.

She is even willing to swallow the toad of a two-storey underground car park.

– The municipal councils of Bad Wiessee have a good feeling.

That became abundantly clear in the meeting on Thursday evening (January 20).

With Irschenberger Marcel Dittrich, an investor has turned up for the 10,000 square meter area between Munich and Ludwig-Thoma-Straße, who has convinced the committee of his – already well-developed – planning concept over the past two years.

Dittrich personally assured: "I am aware of the responsibility of what the project means for Bad Wiessee."

New Wiesseer town center with retail, gastronomy and apartments

After the demolition of the existing buildings - the most striking of which is the former Hotel Ritter - six buildings are to be grouped on the site.

The use is clearly defined and is partly laid down in an implementation contract.

According to this, 41 rental apartments and 30 holiday apartments (specifically no condominiums) will be built here alone.

There are also plans for gastronomic use including outdoor areas, commercial spaces and a full-range retailer, a discounter and a drugstore.

Planner Thomas Schonder from the Auer Weber architects' office responsible emphasized that the existing Wiesseer townscape "was not to be trumped by building mass".

Rather, the development should be integrated into the local structures.

As an "essential point" a public square with quality of stay is also planned.

A comfortable underground car park with 400 parking spaces is planned for the town centre

One point that has repeatedly been viewed critically, especially in Bad Wiessee, is the matter of the underground car park.

Investor Dittrich is also planning a two-storey underground car park with 400 spaces that will cover almost the entire property.

Paths and parking areas are generously designed.

"There should be as few obstacles as possible to entering here," says Schonder.

The project is designed for a longer partnership between the municipality and the investor.

As the head of the building authority Anton Bammer announced, the entire area should remain the property of the current property owner and project sponsor and be transferred to a foundation.

The municipality secured, among other things, the right to occupy part of the rental apartments and the underground car parking spaces by means of an implementation agreement.

Ambitious timetable for town centre: project to be completed by 2025

In its meeting, the municipal council has now initiated the development plan procedure and thus given the concrete go-ahead for the town center project.

"We're starting with a very good basis," emphasized Building Authority Manager Bammer.

All the necessary documents and expert reports are already available.

The land use planning is to be carried out in an accelerated process, but - as Bammer emphasized - there will also be two rounds of interpretation here.

Dittrich would like to start the first construction phase in the fall.

"The project should come to a reasonable end at the end of 2025," he announced.

Local councilors enthusiastic: "We can count ourselves lucky"

"We can count ourselves lucky if that happens," said CSU spokesman Florian Sareiter with a view to the planned use of the area.

The way and the speed that the investor is showing here impressed him.

"It's unbelievable where we are now." The municipal councils of the other fractions made similar statements.

This is "the optimum that we dreamed of on our exam," explained Rolf Neresheimer (Bürgerliste Bad Wiessee), and Klaudia Martini (SPD) spoke of a "damn brave step" by the investor.

Despite the huge underground car park: unanimous vote for the new town centre

Only for the huge underground car park did some local councilors have to do a lot of convincing.

Karl Schönbauer (Greens) struggled to the end with the dimensions of the individual parking areas.

"I have a problem agreeing there," said Schönbauer.

At Dittrich's urgent request ("I ask for everyone's support"), he did it in the end.

Investors and planners were able to leave the meeting room with the dream result of 20:0 behind them.
