Holzkirchen – In order to protect the town center in Holzkirchen, the municipal council has now issued a ban on changes.

However, exceptions are possible.

As early as July 2021, the Holzkirchner market community councils discussed the increased number of applications for changes of use from commercial to residential areas along Münchner Straße between the train station and market square.

In order to strengthen this area according to the goals of the local development concept as a trade and service location, a development plan procedure was finally initiated.

In its December meeting, the committee made adjustments and decided unanimously to expand the area and to impose a ban on changes.

As a result, the rejection of an application to convert business premises into residential premises in a property on Rosenheimer Strasse that had not yet been completed was nothing but waste.

Preservation of a vital local center

Housing pressure or not, according to the will of the market community councils, the Münchner Straße should continue to invite people to stroll as an important link between the train station and the market square and be a lively town center with a quality place to stay and shopping opportunities. As Doris Hötzendorfer from the building authority noted, this is also the case in Holzkirchner's local development concept. When determining the now extended scope, Hötzendorfer recommended that close attention be paid so as not to get in the way of the upcoming redesign of the station and the market square.

"Measures to maintain a vital center are correct and important steps," said Sebastian Franz (CSU).

Simon Ammer (SPD) described the proposed resolution as only consistent and logical.

Ulrike Küster (Greens) welcomed the fact that the local development concept was being filled with life.

In this context, the application of the client, who is building four multi-family houses with approved 18 residential units and one commercial unit on Rosenheimer Strasse, met with a lack of understanding.

No one could understand why he would now later want to convert this into two apartments.

Ban on changes for two years

"It's a mixed-use area, the ratio of 18:1 is borderline anyway," stated Mayor Christoph Schmid, slightly annoyed.

In view of this and since the buildings are not even finished, Robert Wiechmann (Greens) said angrily: "It leaves me speechless.

Something like that doesn't work at all." Michael Wohlschläger (CSU) followed up: "I find that really cheeky." Hubert Müller (FWG) even found the application to be bold.


Accordingly, the rejection of the application and the imposition of the ban on changes were then unanimous.

According to Hötzdendorfer, this initially applies for two years, although exceptions are possible.
