First a tennis hall, then a hardware store: the Hagebau in Holzkirchen no longer meets current requirements.

It will be demolished and rebuilt.

The operating company of the Hagebaumarkt in Holzkirchen is happy that the way is now clear for the long-planned new building at the previous location.

For years, efforts have been made to offer a modern hardware store instead of the former sports halls.

Hagebaumarkt Holzkirchen GmbH & Co. KG and its parent company, Baustoffunion München, are in the starting blocks - ready for the new building that has been aspired to for years. However, it is unclear how long the existing market will remain open. "The plan is actually for us to close at the end of March," says Joachim Ricker, who is the managing director of both companies. "But we are dependent on the building permit, and it has not yet been granted." Under certain circumstances, the closure and demolition could be delayed.

If everything goes according to plan, the new Hagebaumarkt will reopen in spring 2023 - then on a good 5500 square meters of sales space, divided between DIY and garden centers (we reported).

The total permissible area of the market will then be around 7600 square meters.

There is no provision for a basement.

million investment

The construction of the building and outdoor facilities alone costs more than seven million euros - not including shelving, furnishings and other costs. A lot of money, but a conscious investment, as Ricker explains: "We have been working on being able to build a new one here for years." Because the previous building complex was never designed as a hardware store, but as indoor tennis courts, which once belonged to the former soccer player Manfred Schwabl, the current president of the Unterhaching gaming association. In the 1990s, the Hagebau market moved from its first location at the loading yard to the commercial area. “We have been in Holzkirchen for over 40 years,” says Ricker. "Our new building is a clear commitment to this location."

In the future, the new Hagebau store wants to offer “a greater breadth and depth of range”, as Ricker describes it.

That means: more choice and more in stock.

“That was not possible in the old building.

The garden area will also be designed in a customer-friendly and attractive way.”

Modern concept planned

This is based on a modern concept that is already familiar from other hardware stores in the area.

The aim is to retain more customers in Holzkirchen and to prevent "an outflow of purchasing power" to other, better stocked markets.

Personnel remain fully on board

What will not change is the staff.

"We are very satisfied with our employees and have managed to get everyone to stay," says Ricker.

For the construction period, which is well under a year, the approximately 19-strong team will be employed in other nearby stores in Munich, Ebersberg and Grafing.

This transitional period should last six to eight months – then work in Holzkirchen will start again.

Together with additional new staff, the new, larger store will then be granted over a good three months and equipped with several 10,000 items.

The managing director very much regrets that it is not possible to sell in Holzkirchen at this time: "We looked around for an empty property in the area in order to be able to offer a core range that is very tailored to daily needs, but so far we have not found such a replacement area .” However, one continues to search, since one can still do something here at short notice.

Otherwise, customers would have to be referred to surrounding Hagebau stores such as the one in Miesbach while the new building is being built.

A sales tent, as has already been rumored to have been heard in the municipal council, is not planned.

No space for Sultan Cifci's kebab stand

Also off the table is the subject of a bakery or gastronomy in the new Hagebaumarkt.

The wish of the market community to do without this was incorporated into the development plan.

And so Sultan Cifci, who has been running the kebab stand at the exit of the market area for 15 years, cannot be accommodated in the future either.

"We really regret that because Ms. Cifci has been a friendly, reliable and problem-free tenant over the years," says Ricker.

Especially since the "King Kebap" stand cannot be accommodated outdoors - "due to planning reasons", as the managing director explains.

There simply isn't enough space.

You have already had to reduce the prescribed number of parking spaces to 191 by way of a special permit - more is not possible.

"We are at the limit when it comes to parking spaces and green spaces, and they are subject to approval."
