Pitzling – A planned semi-detached house on a hillside on Seestraße in Pitzling has once again occupied the building committee.

As reported in the KREISBOTEN, the residents fear for the safety and stability of the slope due to the additional development.

In the meantime, a specialist for hydrogeological investigations has inspected the site.

His conclusion: "The slope is really sensitive, but you can get a grip on it."

Norbert Kampik, Managing Director of the engineering office GHB Consult based in Starnberg, says he has already examined the sensitive area three times, including after the landslide in 2017. In the meantime, the main water source in the area of the old Pöring water pipe has been tapped.

The property to the north of the area that is now to be developed has been secured with anchors and crossbeams on the slope.

Such measures are also necessary for the southern property, then nothing would stand in the way of development.

Kampik went on to explain where so-called layer water occurs only when you look into the excavation pit.

This then has to be collected, diverted and seeped into an existing shaft between the two properties.

Skeptical voices were raised in the panel.

Axel Flörke (Landsberger Mitte/LM) could not imagine that the new development - even with safety measures - would remain without consequences.

“The entire Lech slope is to be viewed as a unit.

The water goes somewhere.” According to Flörke, he doesn't think “that nobody will be harmed”.

The building administration was also critical of the fact that the client had requested three-metre-deep excavations for the construction of terraces planned in steps and level green areas.

A maximum depth of 50 centimeters would be permissible, and even then only in exceptional cases.

"A reduction would be urgently desirable here," it said in the factual presentation.

The administration suggested a depth of two meters as a compromise.

"That's just about feasible," said Katja Kaus, head of the department for technical construction supervision.

Objection came from Franz Daschner (non-attached), among others.

"The terraces are a disaster," said the Pitzlinger local spokesman.

On the one hand, he was annoyed by the massive advance into the green zone outside the construction window, and on the other hand by the planned walkways from the building to the open areas.

“Where is the village character left?” He also pointed out the already precarious parking situation on Seestraße, which will be exacerbated by the new buildings.

The SPD parliamentary group also did not want to go along with the compromise proposal.

"We should stick to the development plan," says its chairman Dieter Völkel.

Petra Ruffing said for the CSU: "If the slope is secured, the terraces are fine." After all, nobody moves into the countryside so that they can't sit outside.

The compromise proposal found an 8:5 majority.

The administration is commissioned to work out a plan for the open areas together with the applicant.

Permission for an excavation of a maximum depth of two meters is in prospect.

The building committee unanimously approved a slight increase in the length of the building and a slight deviation from the clearance areas.
