Warngau – The Marstaller workshops in Osterwarngau are to be expanded.

The Warngau municipal council has now decided on the planned new building.

It is a historic company with leather products that have been produced by hand since 1893 and even sold to the Bavarian royal family: the Marstaller workshops.

The Läuger family have lived in Osterwarngau since 1943 and also produce their suitcases, bags and cases there in a nearly 340-year-old farm on the outskirts.

This location is now to be expanded with a new building.


The third generation is introduced into the family business and this also involves changes in development, production and sales.

The number of employees is to increase from the current 15 to 23 in the future.

More space is needed.

The associated construction project was recently presented to the Warngau municipal council.

The planning architect Johannes Wegmann explained the extensive changes to the village street to the councillors.

Day café for customers and employees

Not only the two floors of the long, existing courtyard building are to be converted: a 39 meter long and 17 meter wide new building in north-south orientation is to round off the ensemble. This is connected to the existing building by a two-storey building. In the latter, the production areas and offices are still used as such on two levels, even if they have been slightly converted. In addition to the central entrance for customers and staff, there will be further production areas on the ground floor of the extension building, where new machines will also find their place.


The highlights of the planning are located on the upper floor: there will not only be a day café for customers and employees, but also a large shop with an open view of the impressive leather warehouse - which is located in the connecting building.

Everything with an unobstructed and wide view through the large glass fronts in the direction of Oberwarngau.

A small goldsmith is also planned, which Wegmann says will round off the on-site production and shopping experience.


Green electricity planned at Marstaller

The inner courtyard of the ensemble will be newly paved and landscaped and rounded off with a fountain. 22 above-ground parking spaces and the delivery access for large trucks are planned there. 21 more car parking spaces disappear in a planned underground car park, because the entire new building will have a full basement, according to the architect. Access is west of the new building. This will be modern, but with airy wooden paneling it will also be designed to match the stately old farm. "We want to preserve the typology of the place and combine it with contemporary trade," explained Wegmann.


The largest structure is already there.

With a ridge height of 10.50 meters, the new building is the same height, but its design is intended to make it appear clearly subordinate.

Marstaller does not want to do without green electricity either, so the large south-west areas of the new building are equipped with a photovoltaic system and a wood chip heating system is operated together with the neighbor north behind the new building.


In general, the tenor of the municipal councils on the extensive construction planning was positive.

Among others, Michael Spannring (Greens) was bothered by the planned flat roof of the connecting building.

However, this was due to the necessary caesura, as the architect explained.

In consultation with district master builder Christian Boiger, a structurally separate joint between the two massive buildings is important.

"This can only be achieved with a flat roof," explained Wegmann.

Criticism of plans for cafe

Engelfried Beilhack (CSU) found it a shame that the day café was only intended for customers of the Marstaller workshops.

The main focus is currently on the other innovations, but according to Wegmann the necessary space for public operation would be available: "We just don't want to make any promises that we can't keep."

Cindy Scharein, head of the building authority, explained the decision to erect: Although some of these are outdoor areas, building rights would be created for them with a minor inclusion statute.

This is also possible because it is a clear rounding of the location, which expands the interior to include adjacent areas.

In the end, the committee unanimously voted in favor of the decision, which is now going into the public process.
