On the open space behind the building wing of the former Gwehenberger car dealership on Schongauer Strasse, something will probably happen soon in terms of urban development.

A local investor who runs a carpentry shop next door would like to build a terraced house with six residential units on the property.

– The trade association’s delicacies used to be held there, otherwise the area behind the former Gwehenberger car dealership, in whose building wing the TÜV-Süd and the Medele Classic Center are currently housed, has always been a fallow or parking area for cars.

"I still remember as a little boy that there was never anything there," remembered Jürgen Forstner (free voters) at the most recent meeting of the building committee.

But now there are plans for the property: A local developer wants to build a terraced house with six residential units and garages on the site.

The project was discussed in detail in the committee: the application for a preliminary decision was rejected, but the committee and the town hall administration showed a way of creating building rights.

Among other things, the preliminary decision insisted on an exemption from the building limits laid down in the valid development plan "Reichl-Grundstücke on Schongauer Straße". From the point of view of the administration, however, the six residential units would not correspond to the basic features of the development plan. Accordingly, only a small business with a maximum of two residential units would be possible on the affected property. "This cannot be solved with the preliminary decision," said Bernhard Schregle, head of the building authority, in the committee: "But I don't mean to say that it doesn't work. It just needs another request.”

Specifically, this meant an application to change the development plan. Schregle spoke of a "more complex process". The reason: The district is designated as a mixed-use area – that is, also with commercial use – which is affected by certain “disturbing factors” such as noise pollution. Additional residential development could transform the urban character of the area and limit commercial activity. For Schregle, by the way, this is a general problem: “In Peißenberg, a lot of residential buildings will be built in the near future. That changes the areas.” In this specific case, the open questions would have to be discussed in a development plan amendment procedure.

All in all, the investor's conception was well received by the committee: "It's a nice place to condense," said Matthias Bichlmayr (Greens).

Jürgen Forstner also spoke of "classic compression": "I think it's good.

You have to do that, there's no question for me.” All around there is already “a lot of residential development” and the mixed-area character would continue to be ensured, among other things, by the former Gwehenberger buildings.

As was learned at the meeting, the TÜV service center would like to extend its rental agreement.

A replacement has also already been found for the Medele Classic Center, which will be moving out.

According to Vice-City Hall Robert Halbritter (SPD), a free car repair shop will be set up in the vacant premises.
