The construction of the new Mayr-Wirt area on Haager Strasse will take years to come.

The city of Erding is looking for architects and investors for this.

This year, at least the old building is to be completely demolished.

Erding – The people of Erding must continue to be patient when it comes to the redevelopment of the Mayr-Wirt area on Haager Strasse.

This became clear on Tuesday evening at the meeting of the urban development committee.

This year, at least the complete demolition of the old building, which has already been announced several times, is to take place.

As is well known, the sausage factory in the rear area had been demolished years ago.

There is a parking lot there.

It is not yet certain that the entire area of ​​almost 2600 square meters could be used as a parking lot temporarily, as some city councilors suggested.

Because: "Haager Strasse is facing a major upheaval," explained Mayor Max Gotz (CSU) and cited the upcoming major construction site at the former Falterer house as an example.

The building is said to be remodeled from the ground up.

The plans for this have been going on for years.

Gotz announced that since there was no scope for setting up the construction site on the property itself, Haager Strasse or Hennengasse would probably have to be closed on one side.

The Mayr-Wirt area can also be used for this.

Another major construction site lasting several years will be the S-Bahn tunnel, the construction of which, according to the ministry, can begin at the beginning of 2025 at the earliest, according to the mayor.

First of all, the sewage association had to lay the sewer.

"It takes at least a year for that," he said.

Potential investors who want to develop the Mayr-Wirt area at the request of the city would take a close look at all of this.

In 2009, the city had acquired the area, which Burkhard Köppen (CSU) described as a "prime piece", from the Mayr family and just one year later commissioned a feasibility study.

Then not much happened.

The inn itself only closed in 2018. At the end of 2020, the city council decided to hold an urban planning competition.

According to the city master builder Sebastian Henrich, there are already preliminary plans, but then the corona pandemic slowed the whole thing down.

Henrich briefly summarized the feasibility study, which is based on a three-storey development, and explained that cooperation was envisaged in the implementation: "The architects have to prove that they are working with powerful investors." Years ago, the Sparkasse was the developer of the area in conversation, but nothing came of it.

It is certain that an inn will be built again, possibly even with a hall.

In addition, the city council can imagine commercial and residential.

Henrich also assumes a two-storey underground car park.

The city council must formulate further details in the text of the competition.

The city master builder explained that there were enough investors who had already realized something of this magnitude.

We want to tap into this knowledge.

Because: “The belief that you know what works best there is wrong.” Gotz cited the Bräuhaus district as a negative example.

"We should avoid the mistake of first building something and only then looking for a use."

The city councilors saw the advantages of requirements planning very well, but some like Hans Egger (Erding Now) were skeptical "how we can get a use that we want but that the investor doesn't like".

Gotz emphasized the importance of monument protection in the planning.

Without this, nothing works in the first steps.

The vote is currently difficult because there have been personnel changes in the State Office for Monument Protection and nobody is responsible for Erding.

Until something new is created on the Mayr-Wirt site at some point, Thomas Schmidbauer (Erding Now) can also imagine changing offers such as a street food festival instead of an enlarged parking lot.

Köppen urged that the demolition be carried out this year - "also as a signal to the city" - and then to start the competition quickly.

And Rainer Mehringer (Free Voters) said, looking at the time that had already passed: "I don't want it to fall behind for another ten years."
