The approved mobile home parking space for 91 vehicles at the Trimini causes discussions in Kochel.

The local campsite operators are concerned about their existence and fear that the new site could be expanded.

Kochel am See – The community's idea of building a mobile home parking space on the Trimini road goes back more than ten years.

Even back then, Mayor Thomas Holz reported when asked by a courier, the aim was to control the increasing number of mobile homes and to get parking on field and forest paths under control.

However, the municipality put all plans on hold until it was clear how the cleaning up of the former household waste dump could be carried out.

That is now settled.

Discussions with local campsite operators in 2018

The construction of a night parking space on the fairground at Trimini was initially planned on a smaller scale than has now been approved.

As Alois Perkmann, the operator of the campsite on Kesselberg, reports, in October 2018 the municipality invited him and the other two campsite operators from Renken and from Walchensee to the town hall for a discussion.

According to Perkmann, it was agreed that, despite the three campsites in the municipality, a night pitch was needed.

"In a relaxed atmosphere, we agreed on 30 to 50 parking spaces," reports Perkmann.

This is confirmed by Daniel Kummer from the Renken campsite.

“The community wanted to know if any of us were interested in running the site.” While Perkmann and the then tenant of the campsite at Walchensee declined, Kummer and his wife showed interest.

"Renken is small.

We depend on the guests in the pre- and post-season.” At the time, Kummer said that people parted with a good feeling.

"We have again expressed our interest in writing to the community." In addition, they had dealt with the first ideas for implementation.

But then the whole thing became "very tough", and rumors began to circulate in the village that the operator of the thermal baths would build a large mobile home parking space.

"We had an idea of how things would go," says Kummer.

Finally, in 2021, they informed the municipality that they were no longer available for the project.

They also worked on initial ideas for implementation.

Mayor takes position

Mayor Holz confirmed the meeting in October 2018. Two operators "ruled out a competitive situation and denied any interest in the takeover," he said in writing.

A few days after the meeting, the municipal council decided to pursue the idea of a mobile home parking space, and the administration began examining its feasibility.

With another local campsite operator, they "corresponded further," says Holz.

At the beginning of 2021, however, this was also canceled.

"Parallel to this" two other interested parties reported to the municipality.

Interviews were also held with them.

One of them then submitted a planning application.

Citizens collected signatures

The first approval for 90 places was given in the summer of 2020 by the municipal council.

The application caused a stir.

113 Kochler signed a citizens' application in autumn 2020 and demanded, among other things, a reduction to 50 places.

The majority of the municipal council rejected the demands (we reported).

The citizens' initiative has since dissolved.

"This is not a simple night parking lot, this is de facto a new campsite," says Kummer.

In Renken one would have to “fight for every customer.

We fear for business now."

Perkmann takes a similar view: "The 2018 meeting was unnecessary, superfluous and leaves a stale aftertaste." He was disappointed with this "oversized large-scale project on one of the most beautiful beaches on Lake Kochel." In addition, Perkmann is certain that wild camping will Don't stop cooking.

The two campsite operators not only fear a loss of sales.

They are also annoyed that the mayor recently said in a public meeting that there was no way for the on-board toilets to be properly emptied within a wide area.

"We campsite operators have always offered this option for a small fee."

On-board toilets can be disposed of at existing campsites

Perkmann and Kummer are also worried that the new camper place may be expanded - that was mentioned in 2020.

What do the community and operators say about this?

Holz: "In the first drafts of the planning, a different expansion and a division into two construction phases was considered for the implementation.

This and an extension is not the subject of the current planning and the building application.” The community is “exclusively concerned with the current plans,” says Holz.

Kristall-Bäder-AG: "Currently no thought" of an extension

When asked whether less parking space would have been economical for Kristall-Bäder AG, CEO Gerd Bittermann said: The number of planned spaces is "sufficient".

When asked about a possible expansion, he writes: “The idea does not exist at the moment.

We are concentrating on the project now planned and hope for success for everyone involved.”

After vandalism on the areas: thermal bath operator wants to set up a barrier

The plans to erect a barrier at the parking lot caused irritation and questions at the most recent Kochler municipal council meeting, when an amendment for the mobile home parking space was being discussed.

Mayor Thomas Holz responded to the request: "A barrier was and is not the subject of current planning." He had already said that at the meeting.

Gerd Bittermann, CEO of Kristall-Bäder AG, brings light into the darkness.

The Kristall-Therme is "thinking" about building a barrier "to gain more control over the parking spaces," Bittermann said on request.

The background is that in recent years there have been "repeatedly major problems in the thermal baths car park and the municipal car park provided by vandalism, contamination such as rubble and wild camping".

According to Bittermann, the parking spaces for the thermal baths should be subject to a fee, as is the case throughout Kochel.

The amount depends on the fee schedule of the municipality.

There are considerations to offset them with the entry to the thermal baths.

The prices for parking the motorhomes will be "customary for the market".

Municipality grants Kristall-Bäder-AG parking areas for use

Behind the planned barrier there are currently still free parking spaces on municipal property.

According to Bittermann, these around 30 parking spaces were made available to the spa group for use as part of the contract.

Wood confirms that.

In consultation with the management of the Kristall-Therme, it is planned "to apply the parking fees applicable in the rest of the municipality to this parking lot as well".
