Tegernsee – The discussion about the Horn property in Tegernsee continues in the city council.

The occasion is a motion by the Free Voters.

The Horn property on the main street in Tegernsee is currently being used as a parking lot.

What could happen to it when the underground car park at the Kurgarten is expanded was the subject of a motion by the Free Voters in the city council.

It was a decision of principle.


The background to the application is that Tegernsee suffers from a lack of housing for locals.

"The Horn site is an unused vacant lot that should now be developed," the Free Voters justified their proposal.

"It makes sense to integrate Kaltererplatz into urban planning and to develop it into an attractive place."

Integrate Hotel Guggemos

If a residential building is to be built in the vacant lot, it should also offer a public underground car park so that business people are not burdened with any restrictions on customer traffic.

The former Hotel Guggemos opposite, for which there are also plans, is also to be integrated.

First, Bettina Koch, head of the building authority, commented on the application on behalf of the administration: "It is proposed that a decision on this point be postponed until a decision on the redesign of the Guggemos property and the necessary development plan has been made."

Expand the underground car park at the Kurgarten

In addition, she urgently advised against combining both projects in one development plan.

"In connection with Kaltererplatz and Rosenstraße, an urban planning competition might even be an option, especially if the underground car park extension in the Kurgarten has been realised," she said.

"Then there would be more room for manoeuvre."

Michael Bourjau described it as a fascinating idea when he explained the application by the Free Voters to include Kaltererplatz and Rosenstraße in the concept.

Group colleague Andreas Obermüller also found clear words: “What is needed are apartments.

I don't want to hear about the multi-storey car park any more.” He considers it nonsense to build one on the Horn property, because parking spaces would not be needed there, but further in the center.

Residential and commercial buildings are built

Markus Schertler (CSU) also agreed with this idea.

"The Horn site has an opportunity for the city to develop housing for local residents," he explained.

"Instead of buying houses that are on the market and some of them achieve crazy prices." The city had done this several times in the past to secure real estate.


"In any case, a residential and commercial building should be built there," affirmed parliamentary colleague Andreas Feichtner.

"Then the cars have to go into an underground car park, but we're talking about 250 or 300 meters here, you can easily walk that to get to the center."


Concerns about housing

However, Ursula Janssen (Greens) expressed concerns that valuable apartments including underground parking could be built in the vacant lot at the Horn car park due to the slope.

She also called for an overarching concept.


Finally, Mayor Johannes Hagn slowed down the discussion and asked the group whether they wanted to follow the administration's suggestion and postpone a decision.

City councilors unanimously agreed.

The application should be discussed again in a closed session.
