The excavators will start rolling on Kuckuckstrasse in Steinebach from Monday: Quest Baukultur GmbH will start building a supermarket and rental apartments on the fallow area.

Initial inquiries have already been received for the apartments.

– This Friday it was still pretty quiet on Kuckuckstrasse in Steinebach.

In the near future, however, residents can expect brisk building activity: On Monday, the earthworks for the construction of the underground car park for a supermarket and 21 rental apartments will begin.

Max von Bredow from Quest GmbH, the architects from the office community Hermann Kaufmann Architects and HKS Architects and Mayor Christel Muggenthal at the symbolic groundbreaking ceremony on site.

Completion is scheduled for autumn 2023.

Actually, those responsible wanted to be further along at this time, but things turned out differently: in Wörthsee there was resistance to the project because part of the forest had to be cleared.

There was a referendum, which was held in March 2021 in favor of the project.

However, the necessary clearing could only take place in autumn 2021.

But now everything is in place, no more big surprises are to be expected.

Von Bredow has also planned corona delays, so the supermarket and apartments could also be finished earlier – if all the building materials are available as planned.

As reported, the superstructure of the supermarket is made of wood.

The supermarket operator Edeka Südbayern has 940 square meters of retail space at its disposal.

Bredow does not assume that the new store on Kuckuckstrasse and Edeka, around 500 meters further on Etterschlager Strasse, will compete with each other. On the contrary.

In an award procedure, the new Edeka will be awarded to a merchant who can determine the range themselves.

"The operator can obtain goods from farmers in the region," says von Bredow.

"The two Edekas will offer different ranges." According to von Bredow, Quest GmbH, which does not see itself as an investor or developer, but as a "family company and developer of living spaces", is investing a double-digit million amount in the project.

"And a lot of passion," as von Bredow said on Friday.

There have already been inquiries about the planned rental apartments.

According to project manager Sophie Pfaffinger, 13 small apartments with 29 square meters are planned, the rest are apartments between 40 and 63 square meters.

When the time comes, there should be a four-week "pre-letting period" in which Wörthseer will be given priority.

None of the 13 smaller apartments should cost more than 400 euros cold rent.

Interested parties can register on the website quest-baukultur.de/projects/woerthsee.

The power supply is still being planned.

As reported, a combined heat and power plant is to be built in the immediate vicinity.

"We definitely want to connect the supermarket to it," affirmed von Bredow.

The residual forest wood for the power plant is obtained from regional foresters.

"It is CO2-neutral and the added value remains in the region." von Bredow attaches great importance to close cooperation with the Bund Naturschutz.

"There's a jour fixe every week," he said.

In addition, Quest invests a lot of money in ecological construction supervision.

"We don't benefit if something is overlooked." A high wooden fence was erected to protect the trees, and a tarpaulin should guide the amphibians past the construction site.

After the groundbreaking is before the groundbreaking, at least on the part of the bank in Steinebach: In the spring of 2023, work on the construction of the Wogeno cooperative housing project is to begin on the neighboring property.

The supermarket shell should have been there for a long time.
