The Stachus was the home of Karstadt Sports for four decades.

After the traditional house stood empty for a year and a half, the building permit for the follow-up project has now been obtained.

It connects the history of the building with the future.

His name: "Duke Max".

Desolate and abandoned since the end of 2020: After Karstadt Sports moved out, the prominent and listed building at Stachus has been empty for many months.

Life is now returning to the traditional building that was built in 1806.

First in the form of construction workers who will make it fit for the future.

By the end of 2023, a modern property will be built at the end of the pedestrian zone, which will leave room for a wide variety of uses.

The building permit for the project entitled "Herzog Max" has been issued, and since last week a construction fence has been announcing the turning point at Stachus.

The big changes are happening inside

The companies Euro Real Estate and Accumulata have big plans there: In two years they want to create a special location.

New, sustainable worlds inside, while "the monumental character and the historically grown importance of the property should be preserved," explains Ralf Peter, Managing Director of Euro Real Estate.

The naming is based on the history of the location based on Herzog-Max-Strasse.

This in turn refers to Duke Max Philip of Bavaria, who lived from 1638 to 1705.

Max Planck Society has already been confirmed as a tenant

The first tenant, who has already been found for the new building, is concerned with cutting-edge research.

It has been clear since December 2021 that the Max Planck Society will move into 9,600 square meters and will thus be one of the main tenants in "Herzog Max".

According to Accumulata, this lays the foundation for the "redevelopment strategy".

Because: The traditional house should no longer be purely a commercial property in the future.

"The start of the construction work marks the beginning of the transformation of the house." In the future, the address Neuhauser Straße 20 will be home to various tenants.

A lot has to be done before that can happen.

The German Sustainable Building Council (DGNB) has already recognized the planned construction and renovation work and, as Accumulata proudly reports, awarded it a gold certificate.

"We are thus able to position the property sustainably for the future in every respect," emphasizes Senior Project Manager Sven Thomas Munck.

Much change after 40 years of stability.

For so long, the focus was on sport at the location.

Now it's sporty in the direction of the future.
