There is still a big question mark over the draft planning for the center of Gilching.

This includes a residential project with around 30 residential units that are to be built instead of a drinks market.

Gilching

- Because, according to Mayor Manfred Walter, the objections of local residents are piling up, a temporary design advisory board is to be called in and until then the development plan process is to be postponed.

In order to counter the massive objections of the residents to the plans at the Hochstift-Freising-Weg/Karolingerstraße intersection, Walter suggested at the meeting of the building committee on Monday: "We have to weigh everything up extremely well.

If the neighbors ultimately choose to go to court, we have to be well prepared.” According to Walter, the extensive objections mainly relate to the “massive, dense and high residential development”.

As reported, the construction of a total of 30 apartments is planned instead of the drinks market.

Walter: "I'm counting on the design advisory board, which has already supported us with the Raiffeisen building on Römerstraße." He also pointed out that it's not about reducing the building permit at the site.

"We're just trying to make the design a lot smoother."

Building authority manager Max Huber referred to the need for living space and that, in the interests of sustainable settlement development, dense construction is also being promoted.

"It is of great importance for the center of Gilching that existing vacant lots are closed.

Therefore, the construction project is fundamentally welcomed from the point of view of the development of the town center,” emphasized Huber.

However, he also conceded that there was a need for improvement, especially in the area of residential development, and that the involvement of the design advisory board therefore made sense.

Skepticism prevailed with Dr.

Stefan Hartmann (FDP).

“We have already put a lot of brain power into the planning.

I doubt that significant improvements will be possible,”´ he said.

"The neighbors will not be impressed by a design advisory board." Rather, he fears that the developer will lose interest in the project due to the recent delay and will sell the property to a property developer.

"Unfortunately, we're not immune to that," said Walter.

"However, we would never have allowed this densification if the applicant had been a property developer," he admitted.

Manfred Herz (CSU) also voted to speed up the process.

“The longer it takes, the more expensive it becomes.

I also don't believe that the neighbors can be satisfied by involving the design advisory board."

The head of the building authority, Huber, reminded us that legal proceedings would take much longer than the attempt to get the best out of the design advisory board.

"It would certainly have a positive effect in court if we could prove that we exhausted all possibilities in the design." The committee unanimously decided to involve the design advisory board.
