The community center in Gernlinden is being renovated.

This was decided by the Maisach municipal council – despite a price shock.

Maisach – At least 4.2 million euros must be invested.

Actually, they only wanted to whip the economy into shape and a sum of 300,000 euros was once in the room.

It has long been clear that the community center in Gernlinden, which includes the event hall and the restaurant, the rooms of the discounter Netto and the apartments on the upper floors, is in need of renovation.

After the last innkeeper had been given notice, the inn stood empty and was to be renovated for the tenant who was already on hand.

At that time, 300,000 euros were estimated for this project.

During the planning, however, more and more shortcomings gradually became apparent.

Thinking and planning for weeks

The fire protection expert Markus Handelshauser and architect Willi Greulich now presented the full extent of the misery to the municipal council.

A team of five had been thinking and planning for weeks, says Handelshauser, and now solutions can be presented for all problems.

There are many "safety-related deficiencies" and if you intervene in the substance of the restaurant for the renovation, you have to remedy these deficiencies.

The team thought through several variants - but had to rule out most of them because they were too expensive or technically hardly feasible.

The aim was to gut as little as possible and preserve as much as possible - so that the community can support the project financially.

Greulich then presented the complete renovation of the restaurant, including the kitchen and bowling alley.

That alone costs two million euros.

Interior designer Cosima von Wulffen wants to design the guest room with 24 tables and around 65 seats in such a way that future hosts (“We don't know how many tenants we can expect in the next few years”) will be satisfied with it.

It should be cozy with mirrors, colors and dimmable light.

The modernization of the hall, including a new second escape route from the gallery and a bar at the back of the hall, is estimated at 140,000 euros, the new foyer and cloakroom cost 400,000 euros.

Adventurous leadership

The renewal of the building services devours large sums of money.

Greulich reported on "adventurous line management".

The strands for electrics and ventilation have to be completely re-laid, areas have to be separated from each other.

The actors' props are moving from the roof to the basement.

In addition, the drinking water supply must be revised.

Economy open from March 2023 at the earliest

All this adds up to 4.2 million euros – at least.

You want to advertise the work as soon as possible, so that the prices do not rise even more.

Mayor Hans Seidl (CSU) said he expected five million euros.

That hurts, because you started with 300,000 euros, then there was talk of two, then three and a half million.

He recalled that operation and maintenance will continue to cost 75,000 euros per year in the future.

Despite the explosion in prices, the municipal council voted by a large majority to tackle the renovation.

If everything works out, the hall could be used again from the end of the year, and business operations could start in March 2023.

When asked by Gottfried Obermair (FW), the head of the town hall said that hopefully 15 to 20 years no more major spending would be expected.

But first the toilets and windows have to be replaced.

Seidl sees the investment as an alternative and sees it as a "gesture to the social community".

Gernlinden need this meeting place in the center.
