The councils were divided, above all, when the permissible floor area was exceeded.

In the end, the project was rejected, but approval was promised under certain conditions.

On Lerchenstraße in Wiedenzhausen, a property developer would like to erect a three-in-hand vehicle measuring around 17 by 11 meters on a 713-square-meter plot of land.

The three buildings are graded in relation to each other in terms of their height.

"It was really successful," says Mayor Johannes Kneidl.

He also sees no problem in the requested expansion of the attic, which leads to the permissible number of floor areas being exceeded, and in the requested excess wall height, which is due to the hillside location of the building.

From the point of view of the head of town hall, another point is critical: the building has a floor area of ​​188 square meters, but the permissible floor area in this case is only 176 square meters.

"There is a reference object, a three-in-hand carriage on a neighboring property, which was approved in the exemption procedure.

Now we have the same thing again, but with more surface area,” he explained.

There is also a problem with parking spaces.

Because the second parking space for the eastern terraced house is to be set up as a longitudinal parking space via a second property access road on Hochstraße.

“We have never agreed to a second driveway onto a property.

This does not correspond to the specifications of the parking space statute," Kneidl stated.

In addition, the second parking space in front of the middle house is not possible from the point of view of the municipality due to a platform in front of the house entrance.

The deputy mayor shared this view: "The parking space doesn't work that way in practice," Wolfgang Huber was sure.

Martin Fieber saw it in a similar way: "I'm sure that the vehicles will then be on the road.

On the other hand, I don't see the area number as being a problem," he said.

"Hang along, caught along - if someone else was allowed to build a three-in-hand carriage, then in principle he's also allowed to do so in this case," said Markus Winter.

He spoke out in favor of situating a parking space differently.

The builder also has his say

The client also had a say at the meeting.

He offered to build just a simple step instead of the pedestal.

He also pointed out that the plan presented had been coordinated with the Dachau district office.

In addition to adjustments to the parking spaces, Johannes Kneidl also advocated a moderate reduction in the floor space so that it "approximately fits in with the neighboring house".

In concrete terms, this would mean that every house would be about four square meters smaller.

But not all councils saw it that way.

“The question is what still makes sense for a house’s footprint and what doesn’t.

If you now take something away from the houses, it becomes more difficult in terms of distribution.

You need the space so that you can accommodate everything,” said Rudolf Rupp, for example.

“I followed what we have already approved elsewhere.

And if you look at the neighboring building, the floor space needs to be reduced a bit,” Kneidl found.

Several votes needed

"If the plan has been coordinated with the district office, why should we cut the knife here and reduce the area?" Klaus Schäffler pointed out.

"The municipal council is still pronouncing the exemptions, and I am in favor of equal treatment for the citizens," replied Johannes Kneidl.

At the end of the discussion there were several votes.

With eleven votes to three, the committee rejected the building project in its present form.

However, the prospect of approval for a terraced house with various specifications and exemptions was promised.

Reducing the footprint of the main building proved to be the most contentious point.

With eight votes in favor and six against, the councils stipulated that the floor area of ​​the main building must not exceed the permitted 176 square meters and granted an exemption for the conversion of the attic with the associated exceeding of the number of floor areas.

However, there was agreement that the central building should not have an entrance platform so that both parking spaces have space in front of the building.

If there is no step in front of the entrance, the houses must also be lowered by about 20 centimeters.

The councilors also unanimously agreed that the second parking space on the east corner of the terraced house should be located in such a way that no second driveway is required.
