Naturfreundestraße Hausham: More living space, fewer shops

Hausham is getting two fewer commercial units but five more apartments at Naturfreundestrasse 20. The building committee thought it was a good exchange.

In the Haushamer Naturfreundestrasse, vacant business units are being converted into apartments.
The transformation of the Friends of Nature Road is unstoppable, says the mayor.
Hausham – When Constanze Bock from the Dragomir office presented the first results of the Integrated Urban Development Concept (ISEK) at the most recent meeting of the Hausham municipal council, she also mentioned the wishes of the people in Hausham, which apparently contradict what the building committee had decided a few days earlier: For the Citizens, the steering committee and representatives of the social sectors had called for a revival along Naturefriends Street, including more small-scale retail trade.
In its February meeting, however, the building committee approved the elimination of two commercial units at Naturfreundestrasse 20.
What seems like a contradiction at first glance reveals the challenges of local development at second glance.

Two of the three existing commercial units on the ground floor are to be converted into apartments.
The builder wants to expand the top floor of the residential and commercial building and also set up three apartments there.
Dwarf gables and balconies are to be built to the south and dormer windows in the area of the new stairwells to the north.
Essentially, five new apartments – which are in short supply in Hausham – for the price of two business units without taking up any land.
A sensible exchange, commented Jens Zangenfeind (FWG) in the building committee.
The mayor spoke of successful planning;
the renovation is an enrichment for the entire lower Naturfreundestraße.
"I think it's great that someone pays a lot of money for this and also thinks about the look." In addition, at least one shop unit will remain.
The owner is said to have said he will find a tenant, quoted Petra Sperl, head of the building department.

The transformation of the Naturfreundestrasse from retail to a residential street cannot be stopped, but it is not bad either, said Zangenfeind.
The community is trying to maintain existing businesses.
He hardly gave the committee any hope of reviving all unused units for retail.
"But we need apartments."
The committee members apparently shared this assessment.
Because the applicant was able to show sufficient parking spaces, the distance areas are only slightly changed compared to the current status and the application was otherwise flawless in terms of building law, they gave him unanimous approval.

The result shows: as often as the desire for a revitalization of the Friends of Nature Route was expressed in the past - the ISEK results were only the most recent example - the means of the municipality are limited, at least in relation to the retail trade.
Because she is also pursuing other goals - creating living space, lowering rents through more supply - she accepts the change to a residential street on Naturfreundestrasse.
Whether she could stop him is questionable anyway.
ISEK shouldn't change much about that either.
