The former Edeka market in Miesbach is to be increased on one side.

The members of the building committee cannot get much out of the "residential tower".

But the plan proves the applicant right.

Miesbach

– Aline Brunner (FWG) first expressed what almost everyone in the Miesbach building committee was thinking: "Doesn't such a tower look funny?" She asked when Johannes Löw, the building official, was planning the conversion of the Edeka, which had been vacant since the beginning of 2018 -Markt in the industrial area East.

In addition to the construction of five new garages, they envisage an increase in the former market building from the current two to four floors.

However, this was only on an area of around 200 square meters in the western part, where an inn was previously housed on the first floor.

The new building will accommodate apartments, while the ground floor will again be used for retail purposes, Löw explained.

“Ancient” development plan provides for an increase

But it got really interesting when the building authority employee gave a lecture on the previous history.

In the "ancient" development plan, the four full floors that have now been applied for are actually drawn on the said sub-area.

According to Löw, this existing building permit cannot simply be withdrawn from the applicant.

Especially since the topic only came up in the building committee because of the change to the development plan required for the garages.

“Ultimately, the contractor is doing exactly what the city wanted at the time,” added Lutz Breitwieser, head of the building authority.

Unlike an application that was rejected a few months ago, this time there is no talk of “small-scale residential development”, but of preserving the existing hall for a commercial operation.

Committee members fear 'tower tower'

However, he was not able to take away the concerns about the "tower" from the committee members.

Alois Fuchs (CSU), for example, did not consider a building height of 15 meters to be acceptable.

"In the immediate vicinity there are lots of low-rise buildings." It would be better to add a floor to the entire building - but then only by one floor.

"Otherwise it stands out too much," agreed Florian Ruml (FWG).

You're not doing yourself a favor for the townscape, not even in a mixed-use area.

Paul Fertl (SPD) even saw it as a "silly prank" and recommended that the city talk to the developer again about a nicer design.

"That would serve everyone." But Fertl also had no problem with the housing development that had been abandoned at the time.

The need is there, and there are terraced houses to the north of the property anyway.

Breitwieser warned against such a solution.

"This would mean that the last area suitable for a company settlement in the industrial area East would be destroyed forever." On top of that, a noise dispute with the companies in the vicinity would be programmed.

"That will cause trouble with the neighbors," warned Stefan Griesbeck (CSU).

Manfred Burger (Greens), on the other hand, took no offense at the planned tower.

So you definitely have a wonderful view from the apartments.

"Anyone who lives there doesn't want to look directly into the commercial area from their balcony," Burger said.

Mayor wants to talk to builders

Mayor Gerhard Braunmiller (CSU) took up the suggestion from the committee to talk to the building contractor and ask him about alternative design options.

One could recommend widening the structure or running it in terraces, said Franz Mayer (CSU).

"Then we would get along."

The building committee members unanimously agreed to this approach.

Even if it was ultimately a paradoxical situation, as Breitwieser summed up: "Actually, we have to tell the applicant that we no longer like our own development plan."
