Schwaig: Compromise on a residential complex with 70 apartments

The squabbling over a large residential complex with 70 apartments on Freisinger Straße in Schwaig opposite the entrance to the sports grounds is over: in its meeting on Tuesday, Oberding's municipal council again gave the municipal consent for the construction project of MUC Apart GmbH - unanimously .
The builder has accommodated the community and also the neighbors.
Schwaig - "This is now the fourth attempt," said Mayor Bernhard Mücke (CSU) smugly.
And this application now roughly corresponds to the second attempt, which the Council had approved.
According to Mücke, the building was rotated in a kind of H-shape, the spaces are now larger again, now all the neighbors have signed.
And the ridge height is even a meter lower than the maximum approved.
"It is to the credit of the building contractor that he once again came to terms with us," said Mücke.
Because, as reported several times, the municipality would not have had any legal recourse against the project, the district office would probably have replaced the municipal agreement in the end.
The bickering about the residential complex dragged on for some time and, as reported, was continued almost two months ago.
Originally, the municipality did not give its consent.
The first version seemed very bulky to the councilors and was at least slimmed down a bit.
In addition, two neighbors had expressed serious concerns about the exit from the underground car park, which should initially lead to the district road.
In her opinion, this could have led to confusion on the busy road.
After coordination talks between the client, community and neighbors, the second attempt in March last year gave the unanimous green light from the council.
But then, last January, there was another U-turn: in a change request, the client rotated the building, which was intended to move closer to the northern property line.
In addition, Deputy Mayor Anton Nußrainer (WG Oberding) criticized the fact that the apartment mix was abandoned and that the apartments should only have fairly uniform sizes of around 40 square meters.
However, this has not changed in the application that has now been approved.
Likewise, because of the groundwater situation, to which the investor refers, a one-storey underground car park instead of the two-storey car park originally planned, which according to him would no longer be economically viable.
There are 85 parking spaces in the underground car park, plus 14 above ground.
