Things are happening in quick succession in the Peitinger Bachfeld: After the market town council had recently approved the development for the northern new development area, the draft plan for the southern area was presented at the most recent meeting.

It wasn't just the permissible development that caused discussions.

Peiting

– "East of Bachfeldstrasse Part 2" is the name of the development plan that the Peiting municipal council launched almost a year ago.

With it, the one-hectare area on Bachfeldstraße that stretches south of the former football pitches is also to become a construction area.

As is well known, their area is already over planned, 20 building plots will be developed here this year.

At the most recent municipal council meeting, market builder Fabian Kreitl presented the current planning status.

In contrast to the first draft from last May, this now envisaged 16 instead of 14 building sites with an average size of 450 square meters.

The plots are therefore significantly smaller than in the neighboring area, where the plots are between 600 and 800 square meters on average.

Both single and semi-detached houses are permitted, explained Kreitl.

Municipality relies on smaller plots for densification

In the latter case, it does not matter whether the semi-detached house is built on one piece of land or on two adjacent plots, as Kreitl explained when asked by Franz Seidel (BVP).

"Both are possible.

We left that open.” However, Thomas Elste (Greens) was skeptical.

It would be better to explicitly identify plots of land for the development of semi-detached houses.

"Otherwise we end up with the problem that only single houses are built." However, neither managing director Stefan Kort nor mayor Peter Ostenrieder made a secret of the fact that the latter would be the less complicated solution for marketing municipal land.

On the other hand, the fact that the municipality is opting for significantly smaller plots of land this time with a view to densification was well received by the committee.

Only Elste didn't go far enough.

He suggested that small apartment buildings should also be made possible and called for solar and CO2-binding building materials to be mandatory.

But then the mayor stopped him.

This is only discussed when it comes to the textual stipulations of the development plan.

The same applied to the possibility of allowing a granny flat, which some councilors considered desirable.

A large majority is in favor of a paved sidewalk

On the other hand, the question of whether a sidewalk should be provided along the access road and, if so, in what form, was discussed.

The administration's proposal was to pave one and a half meters of the six meter wide street.

With 4.5 meters, there is still enough lane left, which is normally sufficient for oncoming traffic, said Kreitl.

The paving would also have the advantage of allowing easy access to utilities running underneath.

Even if there were objections from councillors, who were worried about the pavement being passable with children's scooters (Tobias Eding/SPD) or who feared that motorists would park their cars there (Stefanie Wörnzhofer/CSU): In the end, the vast majority spoke in favor of the paved sidewalk.

The committee had also clearly rejected Elste's suggestion that small green strips should be provided on both sides of the street instead of the sidewalk.

The Green Council, on the other hand, had the majority of the councils on its side with another idea.

Elste suggested moving the street one piece of land further to the east.

In this way, all plots could be developed without a private driveway.

"It's also easier for the fire brigade and garbage disposal."
