13,300 square meters, three floors, space for six to twelve companies: A real estate company is planning a new business park in Heimstetten.

The building committee gave the green light.

Kirchheim – By the end of this year, the Hamburg real estate developer "Panattoni GmbH" wants to build a new commercial park on Taxetstrasse in Heimstetten.

Work, office and production space for six to twelve companies is to be created on three floors on a good 13,300 square meters.

"The area there is currently almost fallow, there is only one large junkyard," said Mayor Maximilian Böltl (CSU) in the building committee.

"Such a commercial building is a visual upgrade and means activation, because there are already specific inquiries from companies." Ilse Pirzer (SPD) wanted to know whether "Panattoni GmbH" was a serious company and whether the building project also included trade taxes for the community mean.

"They develop and build commercial buildings and then rent them out, which has already been successful several times in Germany," explained Böltl.

"I am therefore firmly assuming that this will also mean trade taxes for us." Business promoter Tobias Schock also expressly welcomes the settlement of "Panattoni",

"That's exactly what we didn't want."

The real estate developer "Panattoni" has already implemented the "City Dock" concept seven times in Germany.

In Kirchheim, an 8,700 square meter hall is to be built on a plot of around 16,000 square meters in the curve of Taxetstrasse. It will be a good 158 meters long and 55 meters wide.

The hall is to be rented out in six modules.

An office building with a floor area of ​​480 square meters is being built as the “head building”.

A total of 4,250 square meters of logistics and production space is to be created on three floors, 3,800 square meters of work and office space and a further 3,800 square meters of flexibly usable space.

The target group for "Panattoni" are small to medium-sized companies.

Michael Dirl (JU) criticized the fact that a lot of logistics would arise: "That's exactly what we didn't want." The focus is not on logistics, said Böltl, but on production in small industrial companies.

"But we cannot place a pure office location there." Ewald Matejka (SPD) could not understand the number of 87 car and 88 bicycle parking spaces.

"We don't even know which companies will be there with how many employees." Harry Mayer from the building administration agreed: "These are only average values ​​from other locations, you can't specify these numbers exactly - but we will pay attention to them .”

At the request of Berit Vogel (Greens), the applicant was told that he should pay attention to the existing trees and that the facade greening was missing in the plans.

"We warned about this during the meetings - but now construction must finally start so that something can move forward," said Böltl.

The building committee approved the application unanimously.
