- At the beginning of February, the municipality of Eching sold two plots of land intended for apartment building in the Böhmerwaldstraße development area immediately south of the S-Bahn line to a property developer.

According to current information from the buyer, around 110 condominiums are to be built on a total living space of almost 7,000 square meters - from two-room apartments with around 45 to five-room apartments of around 90 square meters each.

According to the terms of the contract between the investor and the municipality, one third of the apartments with a total living area of ​​2300 square meters are intended for applicants based on the discounted building land model.

According to a municipal council resolution, a price reduction of EUR 1,000 per square meter of living space will be granted for the 32 to 33 apartments.

The focus should be more on the needs of families

The apartment mix of two, three, four and two five-room apartments proposed by the administration was now discussed in the municipal council and a final "readjustment" was made.

The committee unanimously agreed to focus more on the needs of families.

At the suggestion of Christoph Gürtner (FW), the proportion of three- and four-room apartments was slightly increased and the number of smaller two-room apartments reduced accordingly.

The proposal by Georg Bartl (CSU) was also discussed to forgo five-room apartments because the individual rooms would then be too small.

"It is very difficult to estimate the need," said Hubert Wittmann, head of department at the property office.

After careful consideration of the pros and cons, two five-room apartments remain in the municipal portfolio.

In individual cases, one is also open to a new room layout according to the wishes of the buyer, and in principle, in the case of non-load-bearing walls, a subdivision can be dispensed with or a partition can be installed, Mayor Sebastian Thaler pointed out to possible changes.

The “apartment mix” was unanimously approved

The overall mix with eight two-room apartments with 45 square meters, 13 three-room apartments with 75 square meters, nine four-room apartments with 85 square meters and two five-room apartments with 90 square meters each was decided unanimously.

The result is communicated to the developer.

This then creates a corresponding “living space calculation original price list” valid for two months, which is presented to the municipality.

They then select their building land model apartments.
