Apartments for 30,000 people in a new district in Munich: we looked around east of Daglfing, Englschalking and Johanneskirchen.

Munich - Munich is getting a new district: East of the S-Bahn stations Daglfing, Englschalking and Johanneskirchen, apartments for 30,000 people are to be built on an area of ​​600 hectares.

In addition, space for up to 10,000 jobs will be created in the north-east of Munich.

The first buildings of the SEM (urban development measure) north-east are to be realized as early as 2030.

The plans are not without controversy, for example the Alliance North East demands, among other things, that the number of inhabitants be drastically reduced.

The city would like to create a “future district” in the north-east.

The new district should be climate-neutral and ecological, offer enough space for cyclists and pedestrians and create affordable living space.

The winning design for the area came from the Düsseldorf office rheinflügel severin.

Further reports, citizen participation and discussions with the affected property owners are now to follow.


The project is divided into up to eight construction phases.

The starting signal should be the 130-hectare area between Englschalking and the Zahnbrechersiedlung.

The urban center of the new district will be created there.

A first overview shows what is planned for the quarter in the north-east so far.

Not all locals are enthusiastic about the plans.

Munich's new district in the north-east: bathing lake instead of farms

Engineer Bernhard Lipowsky (56) from Daglfing finds the planned bathing lake a charming idea.

He says: "Of course I would like to use it, especially to balance work." However, implementation is also important: "It's important to me that the lake is much more organic than in Riem - let's see what happens with them given space conditions.” He finds such leisure activities important with such a move.

The lake is the central element of the plans for the new district.

It could be built on an area that is currently occupied by two farms.

Munich's new district in the northeast: criticism of the subway and blocks of flats

Uwe H. is 57 and has lived in Daglfing all his life – like five generations of his ancestors.

He finds the ideas for the new district “problematic if it is built as planned”.

What would bother him the most is the new underground station in the future district center.

Because: "The construction takes years or decades - and it would not be profitable for us with the planned number of inhabitants." He also finds the type of houses difficult.

"We could only imagine one or two-family houses with enough greenery - but not apartment blocks."

Munich's new district in the north-east: tram instead of trotting track

Horses have been chasing down the Daglfinger trotting course for more than a hundred years – watched intently by the enthusiastic public.

In future, the residents of the new district should be able to spend their free time in a park instead of on the racetrack.

According to current plans, this connects to the Zamilapark.

A school campus is also planned for the southern part of the new district.

Waste management, street cleaning and an underground tram depot will also be located there.

The tram will run right through the new district to the Johanneskirchen S-Bahn station.

Munich's new district in the north-east: south side with space for children

A cemetery, lined with trees, is to be built on the fields on Daglfinger Straße to the east of the Daglfing S-Bahn station.

A little further north, also on fields that are still uncultivated, children will be able to attend a primary school and a special school in the future.

One of the day-care centers in the new district will be built here.

An extension for the Steiner and Eder schools is also planned.

According to the current plans, there will be a playground and a leisure area in the immediate vicinity.

Munich's new district in the northeast: new schools

Susanne Burger (48) is a teacher at the Gebele elementary school in Bogenhausen.

She supports the plans - also from a professional point of view: "The schools in Bogenhausen are already bursting at the seams, and there are also many guest school applications." Several new schools of different types are to be created as part of the SEM - that could ease the situation.

Burger also finds it important that the infrastructure improves.

She and her husband have only recently moved here and both would like better connections to the city centre.
