The design of the center continues: The new residential and commercial complex on the north side of Karl-Lederer-Platz has cleared the next hurdle.

Geretsried – The new residential and commercial complex on the north side of Karl-Lederer-Platz has cleared the next hurdle.

The city council followed the recommendation of the development and planning committee and recently passed the approval resolution.

The project-related development plan is now being made public.

An associated implementation contract is in preparation, said Stadtbaurat Rainer Goldstein.

As reported, KLP Projekt UG is planning to demolish the old building with house numbers 7 and 7a.

Instead, a townhouse with five floors is being built on the square side.

An additional one is possible if the neighboring house (Karl-Lederer-Platz 5) also has a floor.

A retail area with shop windows is being created on the ground floor; an arcade would be conceivable, as Felix Salazar from Kehrbaum Architekten explained.

Eight apartments are planned above this.

A building with two recessed floors for four apartments is to be placed on the ground floor at the rear of the deep plot.

In between there is a small inner courtyard.

The design corresponds to the framework plan drawn up by the city council and is based on the facade of the Centrum 20 building on the opposite side of the square.

Residents will be able to park in their own underground car park with 20 parking spaces.

Elmar Immertreu (Geretsrieder Liste) said he would find it more sensible if several owners would build a common underground car park with an access road.

"That would save a lot of space." The topic of access to the underground car park was discussed in a planning meeting, Goldstein explained.

"We are dealing here with individual plots that all have their own speed," says the city planning officer with regard to the design of the center.

At a later point in time, common underground car parks could be regulated in the respective implementation agreement.

In addition, Immertreu disliked the fact that the building was only three meters away from the balconies of the neighboring house.

“Should people let themselves be looked into the toilet window?” the city councilor asked provocatively.

Goldstein explained this with the urban planning goal of creating larger retail areas on Karl-Lederer-Platz: "It was always a plan goal to build on the ground floor and have living space above it." Immertreu was the only one who voted against the project.
