Apartments for seniors, a clinic or a center for start-ups and collaborative work: Could this be the future of a property on Lake Seeham?

The council thinks.

– Does it have to be a hotel or can something else be built on the property?

The Weyarn municipal councils should deal with this question.

Up for debate is the development of an area of ​​around 8,000 square meters on Osterseestraße in Großseeham.

In the current development plan, a hotel is planned on the property in the most beautiful location near the lake shore.

But the owners have no interest in that.

Architect Christian Goldbach now presented several variants for a possible different development in the municipal council.

Weyarn is not a new area for Goldbach.

He is one of the partners of the office LBGO Loipold Brown Goldbach Architects, which developed the Klosteranger.

Goldbach also referred to this success story at the beginning of his presentation to the municipal council, where he presented four variants for a possible development of the property in Großseeham using sketches.

The desire for a different use of this area is not an issue in the Weyarn municipal council for the first time.

Residential development has been discussed several times, Mayor Leonhard Wöhr (CSU) informed on request.

"But the municipal council has always rejected that in recent years." So now a renewed push by the owners, for which Lukas Schwaiger spoke to the municipal council.

The site was not intended to be left to outside investors, he explained, but instead to be developed in-house, in consultation with and together with the community.

The question was: "How can you make more out of the property?"

Four alternative variants are presented

Goldbach has come up with a number of ideas for this.

He presented four variants, very different in terms of the shape and placement of the buildings as well as their use: Variant one showed five buildings for living and community.

Variant two combines senior living and a clinic in four buildings;

Variant three would be a clinic consisting of three buildings positioned in a U-shape, and variant four offers space for light trades, a start-up center and communal work in three parallel and tiered buildings.

Mayor Wöhr had already explained at the beginning that this meeting was about presenting possible uses for the area other than a hotel.

He expressly did not want a discussion.

The municipal councils should “let the ideas sink in” and think about them.

There is no time pressure

said Wöhr when asked.

A hotel is planned in the development plan.

If something else is to be built, the development plan has to be changed, and only the municipal council can do that.

Is there public access to the shore?

No matter what happens next and what is built on the site: public access to the lake will remain.

The municipality owns a strip on said property which secures this access.

Goldbach also pointed out another positive aspect.

In all variants, no trees are affected by the development.
