Luxury apartments are being built on the former Paulaner site: 80 percent of them have already been sold.

Munich - "Architecture for sophisticated living", "Unique pieces in masterly architecture", "extraordinary collector's items" - this is how the real estate company Becken advertises the Munich apartments that are being built in the "Hoch der Isar" district on the former Paulaner site.

Work is underway on the 9,000 square meter construction site on Hochstrasse: the topping-out ceremony is at the end of April and the new owners should be able to move in from the first quarter of 2023.

More than 80 percent of the 185 apartments in 13 houses have already been sold.

The buyers have to dig deep into their pockets: According to the project website, the cheapest apartment costs 680,000 euros.

There are several apartments on offer on real estate portals: prices range between 845,000 euros for a 48.18 square meter apartment and 7.69 million euros for a 260.93 square meter penthouse.

The project stands for "high-quality architecture in an exposed location," explains Joachim Schmidt-Mertens, Managing Director of Becken Development GmbH.

“This is also reflected in the prices of the project.

These are by no means unusual on the current Munich real estate market.”


But they are high even for the expensive city of Munich: According to the Immobilienverband Deutschland (IVD), the square meter price for condominiums with a very good standard in Munich is on average 17,500 euros.

"It's difficult to predict what will happen next," says Stephan Kippes from the IVD.

“Prices are tending to continue to rise, but there are currently some special effects, for example due to Corona, inflation and the Ukraine war.”

The Au-Haidhausen district committee views the project critically.

"It doesn't do anything for our district," says Chairman Jörg Spengler (Greens).

"No family, no student and no pensioner can afford that." The fact that 30 percent of the apartments had to be made available cheaply as part of the socially just use of land (SoBon) didn't help much either.

Spengler would have liked the area to have been used for cooperative housing, for example.

"As it is now, it was a mistake." He fears the impact on the whole district.

"The rent index can also rise," he says.

"Of course, I'm very worried about the development."

The SPD city councilor and spokesman for the city council faction SPD/Volt Christian Müller is also concerned about the real estate market.

"Enthusiasm looks different, of course," he says.

But in privately financed housing construction, the owner can ask for the price he gets on the market.

“There is no fixed price,” explains Müller.

The city has already exhausted all possibilities to exert influence.

"Now the Free State would be in demand," he says.
