The demolition of the Verdi home in Kochel has recently been completed.

The petition had no influence on this, but will still be dealt with in the state parliament.

The owner of the area, a real estate company from Straubing, is working on the plans for the new development.

Kochel am See – The Emil Freymuth holiday home in Kochel, better known as the Verdi Areal, is now history: the owner, a real estate and project development company based in Straubing, demolished the building.

This right has existed there since 2009 and has now been implemented.

This closes a chapter in the history of construction in Kochel, which recently picked up speed again.

As reported, a couple from Kochl once again campaigned for monument protection, which led to a review and discussion in the state monument council.

At the end of February, however, the application was rejected.

That is why the Weilheim architect and preservationist Heiko Folkerts, together with other committed people, submitted a petition to the state parliament.

But the petition process continues

"A petition procedure has no suspensive effect and cannot replace the legal remedies such as objection and lawsuit," says Peter Ringlstetter, deputy press spokesman for the Bavarian state parliament.

"The applicable deadlines must be observed regardless of the petition process." Regardless of the actual development in Kochel, however, the petition will continue at the political level.

"I'm not going to withdraw them," says Folkerts.

"The state parliament should be aware of what's going on here." The demolition "didn't really surprise him anyway," says Folkerts.

According to the state parliament press office, the state government must issue a statement by the end of April, after which it will be discussed in the petitions committee.

Such a process is nothing unusual, says Ringlstetter: "It can give rise to suggestions for future bills."

The State Office for the Preservation of Monuments twice saw no need for action

The now demolished house was built in 1930 by architect Emil Freymuth in the Bauhaus style and initially served as a "holiday home for workers, civil servants and employees".

During the Nazi era, a mountain motor sports school was operated there.

It was later taken over by the Verdi trade union and used as an educational facility.

After a fire, operations ceased 20 years ago.

The area was already designated as a "special area for further education and recreation" in the land use plan, reports Mayor Thomas Holz.

In 2008, a development plan was drawn up "in close cooperation with Verdi", which the municipal council approved in May 2009.

"Even back then, there were plans to renew the dilapidated ward block," says Holz.

The State Office for the Preservation of Monuments, which was heard in the course of the proceedings, did not classify the building as worthy of protection at the time,

namely due to "major changes" in previous years.

In 2011 the decision was confirmed.

This development plan for the Verdi site was approved by the municipal council in 2009.

Three buildings are possible, shown in the upper center of the plan.

The other three houses (one on the left and two on the right) are existing buildings.

Municipality was area too expensive

At that time, says Holz, there were definitely considerations by the municipality to acquire the area.

But: "When we heard about the purchase price sum, we distanced ourselves." Verdi, says Holz, had the site, which also includes a residential building and a former restaurant on the lake shore, "wanted to sell as profitably as possible on the real estate market" - the talk was 2011 of 7.2 million euros.

Hotel and apartments are now planned

The area was acquired by the investor Bert Bleicher, who sold it to Thomas Gerl's real estate and project development company in Straubing in 2015.

The development plan allows three buildings to be erected on the site of the house that has now been demolished, "embedded in the slope like rocks", with a total of up to 100 two-bed rooms.

As reported, Gerl is planning a hotel and holiday apartments.

"We are in the planning process," said the managing director on Thursday when asked by our newspaper.

They want to present the plans to the community and then to the public "this year".

The whole area is planned, says Gerl.

This also includes the former catering business.

This house, too, is to be demolished, at least that is what has been planned so far.

Synergy effects expected for the thermal baths

One is in contact with Gerl and was informed in advance about the demolition of the former educational institution, says Holz.

The neighboring Trimini thermal baths are also hoping for synergy effects from the new tourist use.

A revitalization of the lake promenade with gastronomy is also a benefit for the citizens.
