Villa Vollnhals in Grafrath has eleven rooms, 358 square meters of living space, and almost one hectare of land.

It recently changed hands.

But what's next for the area?

Grafrath – The country villa on the Schlossberg site is one of around 15 villas that were built in the Amper municipality at the beginning of the 20th century.

The building boom was triggered by wealthy people from Munich, who had chosen the place near Lake Ammer as their summer destination.

Johann Tröndle, a son of a small farmer from Geltendorf, originally lived on the property – at that time without a villa.

In 1910, a Count von der Schulenburg bought the area, which at that time still had a small house on it.

Ten years later, the client who built the villa and gave it its current name appeared: Councilor Otto Vollnhals.

Vollnhals is also called the tractor father of Munich-Sendling.

Born on January 4, 1874, the councilor of commerce built the first German tractor in 1909 in the Sendlinger engine factory he founded.

Today the model is in the Deutsches Museum.

In 1920, Vollnhals had the villa built on the Schlossberg in what was then an independent municipality of Wildenroth.

He lived there until his death in 1954. A year earlier, the Fürstenfeldbrucker Tagblatt published an article celebrating the 80th birthday of the honorary citizen of Wildenroth.

How things went on with the villa after the death of the engine manufacturer is a bit unclear.

Old Grafrather report that a daughter of Vollnhals and her husband named Bussinger inherited the magnificent building.

But that is not guaranteed.

It is known that later the manufacturer Merz acquired the villa.

After his death in 2011, the area passed to his heirs.

The property includes a gardener's house with 110 square meters of living space, and there is also a park area with another almost one hectare.

Recently, rumors of a possible development were heard.

But the area is in the so-called outdoor area in terms of building law, in which initially only privileged building measures can be developed.

This includes, for example, agriculture.

For residential construction, the owner would have to coordinate with the municipality in order to achieve over-planning there.

After the sale of a country villa: will the property be built on?

So far, however, nothing concrete has been discussed in this direction, says Mayor Markus Kennerknecht.

This could also be due to the fact that a development is not even easy to realize.

"The development is not very easy," says Kennerknecht.

So far, only the narrow Schlossbergstraße leads to the property, which has not yet been fully developed.

The top layer is still missing.

"In addition, the villa should remain detached," explains the head of the town hall.

The building is probably not a listed building.

Nevertheless, Kennerknecht says: "Terrace houses all around are unthinkable for me." The mayor can possibly imagine a development in some areas.

However, noise protection for the B 471 would then also become an issue.

However, the fact that the area was not exactly cheap did not deter potential buyers.

The agent responsible, Sebastian Hueber from Lehmann Hueber Immobilien, reported more than 50 inquiries and around 20 initial viewings before the current owner struck.

He not only had to shell out the purchase price, but also put money into the building.

According to Hueber, after ten years of vacancy, the villa had not collapsed, but was still in need of renovation.
