The building committee of the Bad Wiesseer municipal council narrowly rejected the changed plans for the Kirinus Alpenpark Klinik.

A staff house is to be built.

Bad Wiessee – When investors have their sights set on building apartments for their employees, this is generally welcomed – also in Bad Wiessee.

The building committee discussed the planning application for a staff house on Sanktjohanserstraße, which the Klitzsch family wants to build as part of the expansion of the Kirinus Alpenparkklinik, and ultimately rejected the proposal with a narrow majority.

After the demolition of the existing building, a residential building with an underground car park is to be built.

A corresponding application had already raised some critical voices in March.

Above all, the size of the building, measuring 30 by a good 27 meters and the height of twelve meters, aroused little enthusiasm, as did some elements of the exterior design.

The underground car park was also too big for the committee (we reported).

The decision was postponed and a revised version was now before the committee.

Head of Building Department: Approval could set a precedent

Nothing has changed in the dimensions of the building, explained building authority director Anton Bammer.

However, a lowering of the building by 1.8 meters is now planned.

As a result, the perceptible height is significantly reduced and an alignment with the gable height of the neighboring building to the north is achieved.

47 apartments are to be built, one fewer than originally planned.

On the other hand, the number of parking spaces has been significantly reduced.

Due to its own mobility concept, the building contractor applied for a deviation from the local statutes, according to Bammer.

Instead of 71, 43 parking spaces should now be enough.

The reduction was mainly made in the area of ​​the underground car park.

Bammer explained that the project was justifiable in terms of building law in terms of position, cubature and height.

The distance areas would be "maxed out, but loosely maintained".

However, the head of the building authority once again expressly pointed out that approval for the four-storey building could set a precedent - with possible effects on the northern development towards the town hall.

Burrowing tactic "regrettable"

Mayor Robert Kühn (SPD) emphasized: "This is a project that affects us all." He admitted that he was not very happy with the solution, but he was convinced that discussions with the client could still improve it a bit – “in the interest of tradition and the place”.

Florian Sareiter (CSU) meanwhile judged that the lowering made the building visually lose its massiveness.

He emphasized the applicant's transparent approach and signaled approval.

Group colleague Peter Kathan asked whether the lowering would still create a reference case, since the height would remain the same, which the head of the building department confirmed.

Benedikt Dörder (SPD) found the tactic of “digging in to maintain the altitude” to be “regrettable”.

Johannes von Miller (Greens) also criticized this.

Johann Zehetmeier (FWG) countered that the community had to “allow something somewhere” if housing for employees was to be promoted.

In the overall picture, the over-planning is now “much more tolerable”.

The majority saw things differently, and the motion was rejected by a vote of 5:4.
