Peißenberg: Conversion for "Rainbow Kindergarten" costs more than one million euros

Things are slowly getting serious when it comes to the “rainbow kindergarten”: the draft plans for the extension and conversion have now been presented to the building committee.

Peißenberg - The "Rainbow" kindergarten has been discussed quite often and quite controversially in the municipal council in recent years - mostly behind closed doors.

Plans to move to another location, i.e. away from the somewhat cramped domicile above the evangelical church, failed due to land issues (e.g. at Mühlpointfeld) or structural conditions (at the underground tunnel area).

There were also repeated debates about the design of the outdoor area and the traffic situation (keyword: "parent traffic") - until it was finally agreed, also for cost reasons, to convert the existing two connected building complexes.

Peißenberg kindergarten "Rainbow": Weilheim architect presents design

The design planning was presented to the building committee by Weilheim architect Florian Lechner.

The most noticeable change: the entrance to the kindergarten will be relocated to the northern part of the property.

An extension on the ground floor is planned for this purpose.

A small courtyard is to be built in front of it so that the children don't walk straight onto the sidewalk on Thalackerstrasse when they leave the kindergarten.

The extension is designed with a green flat roof.

The gabled roof construction actually prescribed in the development plan is not possible for technical reasons, among other things.

Speaking of the roof: the older, eastern wing of the building will receive a completely new roof truss and an attic extension.

The renewal was recommended by the static specialist planner.

The new roof can then also be used for regenerative energies - with Lechner favoring the installation of PV modules over a solar thermal system: "The hot water requirement in a kindergarten is rather low," was his explanation.

Otherwise, the conversions to the two building complexes mainly relate to room divisions and interior uses.

For example, in the future there will be a door leading from the new dining room to the outside area.

The same is planned for the toilet facility.

The entire ground floor is also designed to be handicapped accessible.

The outdoor area will change significantly, especially the parking space situation.

Four longitudinal parking spaces are to be created along the kindergarten site on Thalackerstraße.

For this purpose, the existing sidewalk is indented onto the property.

Three trees will have to be removed to make room, but replanting is planned.

In general, the garden is to become more spacious: on the one hand by the demolition of the tool shed, on the other hand by a direct connection to the garden area of ​​the Friedenskirche.

For this purpose, the existing parking space between the community hall and the kindergarten will be reduced by three to six spaces.

And what about the costs?

In view of the price spiral in the construction industry, it has recently become apparent that the conversion project will exceed the million mark.

Lechner initially calculated the cost estimate at just under 1.13 million euros: "We hope that we can get away with this approach."

However, concrete figures from various specialist planners are still missing.

The municipality will receive 50 percent of the costs from the state as a subsidy.

The bottom line is that there is still a good chunk left over as your own contribution.

But there is no alternative to investing.

"The kindergarten places are necessary," emphasized Mayor Frank Zellner (CSU) in the committee.

The committee unanimously approved the draft in its proposed resolution for the market council, including the roof shape of the extension and the number of floor areas.
