The Government has implemented the construction of the Tuen Mun South Extension Line, which will extend 2.4 kilometers south from the current terminus of the Tuen Ma Line, Tuen Mun Station.
The Planning Department submitted a document to the Tuen Mun District Council, proposing to develop commercial, residential and community facilities on top of the additional railway station and adjacent land in Area 16 of the Tuen Mun South Extension. Proposed rezoning of about 6.86 hectares of land
The Tuen Mun South Extension Proposal submitted by the MTR in 2016 not only proposes to set up a new Tuen Mun South Station near the Tuen Mun Ferry Pier, but also proposes to add an additional railway station in District 16 of Tuen Mun, which is now the location of the Tuen Mun Swimming Pool. As well as the development of commercial, residential and community facilities on and adjacent to the station.
The Planning Department submitted a document to the Tuen Mun District Council this month to amend the Approved Tuen Mun Outline Zoning Plan No. S/TM/35, which includes amendments to the development of railway properties in Area 16.
According to the document, in order to tie in with the proposed development of the MTR Corporation, the authorities propose to rezone about 6.86 hectares of land in the seaside area of Tuen Yi Street from the "Government, Institution or Community" zone and the "Open Space" zone to "Other Specified Uses". With a plot ratio of about 6 times, the development is expected to be able to live 22,000 people
According to the preliminary development parameters provided by the Planning Department, the residential area of the site is about 360,000 square meters, with a plot ratio of about 6 times, providing about 8,100 residential units and an estimated population of 22,000.
The site will also include social welfare facilities, kindergartens, retail facilities, open space, and public transport interchanges.
The Planning Department stated in the document that the technical feasibility study for the proposed development has been completed, the proposed development will not bring unacceptable adverse effects on the traffic and transportation in the nearby area, and the height of the buildings proposed for the development can still roughly maintain the visual transparency of the area. Through appropriate garden and architectural design, it will provide residents with an environmentally friendly and healthy living environment.
According to the documents submitted by the MTR and the Highways Department to the District Council, the Tuen Mun South Extension Line is about 2.4 kilometers long. It will pass through another new station, District 16 Station.
