The Town Planning Board recently received an application from the developer to rezone the wetland buffer zone in the Tamwei section of Nam Sang Wai, about three kilometers away from Deep Bay, into a "comprehensive development including wetland restoration area", and to rezone the adjacent and current Tamwei side. The land of the cabin hospital is rezoned for residential use, and a total of 36 luxury houses are planned to be developed to provide nearly 10,000 units.
The application documents show that the proposed development site is located in the Tamwei section of Nam Sang Wai, which belongs to the wetland buffer zone and is only about three kilometers away from Deep Bay. The site covers an area of 116,000 square meters and will develop 25 residential buildings with a plot ratio of 2.25 times. The building is 10 to 29 storeys high and has a basement floor. It is expected to provide 6,825 units. Three additional government, institutional or community facilities and two clubhouses will be added, involving a total of 30 buildings.
The project will provide 810 parking spaces, of which 750 are for private cars.

The applicant stated that the site was mainly wasteland, and described the ecological value as low to extremely low, but emphasized that it would take the initiative to propose to build a "wetland restoration area" of about 2.8 hectares on the northwest side of the site as a wetland improvement measure and enhancement. The ecological value of the site area, and the project will also provide a private open space of 17,745 square meters.
The document also mentioned that the proposed application can match the development plan of the northern metropolitan area, and that the site is only 800 meters away from the North Ring Station, Aotou Station, which will be completed. , the planning permission for the proposed discount mall that was approved five years ago is no longer applicable.
In addition, a piece of industrial land adjacent to the above-mentioned land has also been rezoned into a "residential (category E)" land. The proposed sites include the community isolation facility built by Sun Hung Kai Properties earlier borrowed from the Hong Kong government, and the Guanzhen Sauce Garden.

According to the document, it is planned to develop 11 residential buildings with a plot ratio of 2.7 times. The buildings will be 14 to 29 storeys high, and there will be a basement to provide 3,115 units, as well as a clubhouse and swimming pool.
The document mentioned that in order to meet the educational needs of the population in the area, SHKP has reserved 6,200 square meters of land for primary school purposes.
The applicant stated that the southern part of the site would be relocated to Guanzhen Sauce Garden, with an area of about 27,459 square meters and a non-domestic floor area of 13,700 square meters, describing it as "a brand new and modern sauce garden".
