Geretsried – The Baugenossenschaft Geretsried (BG) is not only investing millions in new buildings.
This year it is 5.5 million euros that the BG is mainly investing in so-called shell and interior renovations.
Shell renovation at Johannisplatz continues
The apartment blocks at Johannisplatz 23 to 29 were given a new look last year.
This year the renovation of the shell continues right next door at Dompfaffenweg 27 to 31.
The old wooden windows with single glazing on the buildings are being replaced with plastic windows with insulating glass.
"We put a thermal insulation composite system on the facade and we insulate the basement ceiling," lists BG Managing Director Wolfgang Selig.
There are also minor electrical and fire protection measures and the redesign of the outdoor facilities.
Front doors and flat roofs have already been renovated in previous years.
New, more spacious balconies will be installed
The balconies will also be renewed.
For this they would have to be partially blocked.
That's a bit annoying, admits Selig.
But the interiors are 100 percent usable.
According to the BG boss, the new balconies will be larger and energetically decoupled from the building.
The latter is necessary to additionally insulate or optimize thermal bridges.
In times before the first oil crisis - and the development on Johannisplatz dates from this period - the ceiling was simply concreted over the building for a balcony.
"If it's very cold in winter, the cold can move into the house unprotected," explains the managing director.
This is accompanied by high energy consumption.
"We have a huge cost development there," says Selig, with a view to the rapidly increasing energy prices.
The refurbishment is expected to be completed in the fall.
As reported, the BG also wants to enlarge the underground car park.
The pit for the building has already been dug.
According to Selig, it is still unclear whether it will be connected to the existing parking garage.
That depends on the approval of the district office, which is still pending.
If the authorities give the green light, you can drive in and out of the underground car park from two sides (from Sperlingstraße and from Dompfaffenweg).
Two classic core refurbishments are also on the agenda this year.
After the houses at Marienburgweg 9 and 13 were completed in 2021, this year the buildings with house numbers 5 and 7 will continue.
You are over 60 years old and it is your turn.
"When objects are that old, the water pipes behind the tiles rust through," says Selig.
You want to avoid that, "otherwise it's just a patchwork".
Renovating an apartment costs 80,000 euros
For these extensive modernizations - only the foundation walls remain - the tenants have to move into replacement apartments for four to six weeks.
Toilets, bathrooms, kitchen connections, floors, interior doors and sockets: everything will be made new.
The complete renovation of an apartment costs the BG about 80,000 euros.
"We'll have to raise the rents there," the managing director admits.
But the tenants would understand.
In most cases, the renovation is well received, "because the feeling of living is much better".

The BG is spending a total of 5.5 million euros on the repairs.
3.5 million euros flow into the major measures alone.
"We need two million euros for the usual odds and ends like burned out sockets and broken toilet bowls."
