The go-ahead for the expansion of the Grafingen retirement home has been given

Grafing – Exploding building material prices, rising interest rates, collapsing supply chains and a general shortage of materials: Not exactly an ideal time to realize a project with a total cost of 23.5 million euros.

At the groundbreaking ceremony on Thursday for the extension of the Grafinger Seniorenhaus on Hans-Eham-Platz, however, confidence was spread.

What's more: So far it has been possible to nail the expected price increases even below the cost of living index.

Architect Klaus Beslmüller calculated that since the cost calculation, the prospective additional expenditure has totaled 3.12 percent.

"We're safe in terms of price," he informed verbatim.

There was also a bit of luck: the submission, i.e. the award of the publicly advertised contracts, took place the day before the Ukraine war broke out, according to Beslmüller.

An example: 711 tons of structural steel will ensure stability in the extension building.

Much of this has so far come from Ukraine and Belarus.

However, the client Stiftung Seniorenhaus Grafing Bau-GmbH did not get off scot-free.

It was calculated higher from the start.

28 new care rooms and 43 assisted living apartments

“A fixed interest rate” applies during the construction phase, confirmed Herbert Brunnhuber from Raiffeisen-Volksbank Ebersberg.

Josef Koller, Managing Director of Bau-GmbH, was satisfied with the negotiations.

"That's only possible with the house bank," he said, speaking of "very tolerable financing".

The total costs include all construction measures, all conversions in the existing building, public access, the outdoor facilities and even the fitted kitchens, Beslmüller informed.

During the construction of the new building, the needs of the staff working there were also taken into account by the "nursing star".

Managing Director Peter Haile thanked the architect for his professional work.

The planning enables "short distances" and is "very practice-oriented".

What will happen in the next two years?

28 new care rooms, 43 apartments for assisted living, a new dining and event hall and a new underground car park with 39 public parking spaces will be created.

"The demand is extremely high," reported Haile.

"This is a project for the future." Marion Schulz, managing director of the retirement home, reported that the residents were very interested in the brisk building activity in their immediate vicinity.

"The residents say, well, something is happening here, and that's interesting." There is a lot of understanding, even if it gets louder.

Roof truss is to come to the Christmas party

So that the residents didn't just remain onlookers at the groundbreaking, they were served white sausages and a keg of beer in the morning.

Access to the construction site is via Schwarzbäckstraße, construction site vehicles exit clockwise via Hans-Eham-Platz.

The market on Saturday should still be able to take place, because no heavy vehicles are allowed to drive on that day, but at most a “sprinter”.

Beslmüller promised the roof truss “for the Christmas party”, and the building should then be handed over at the turn of the year 2023/2024.

The interests of the residents in the existing wing of the senior citizens' residential and nursing home should be taken into account.

"Night work is not permitted" is stated in the general building description.

The supply lines are all already in the ground, with the groundbreaking "all the measures that are necessary for the construction site begin today," says Beslmüller.
