In Garching, too, life is becoming more and more expensive.

An example calculation for a 70 square meter, almost 40-year-old apartment with a bathroom and parquet floors in a multi-storey building: In 2016, the local comparative rent for the apartment was 615 euros (9.57 euros/m²), in 2018 it was 696.70 (11.31 euros/m²) in 2020 at 718.87 euros (12.05 euros/m²) and now at 805.80 euros (12.65 euros/m²).

"This is also due to the fact that the weighting of surcharges and deductions has changed," explained Bernhard Schmidt from the EMA Institute.

Parquet floors “only” bring an increase of 6 percent (2020: 9 percent), and a noisy residential complex on a busy main street does not weigh as heavily as a subway station 1,200 meters away on foot.
