The Development Bureau announced today (June 12) that it has received another application for the pilot land sharing scheme. The site is located in the south of She Shan Road, Lam Tsuen, Tai Po. 930 private housing units and ancillary facilities, submitted by Wheelock Properties Limited.
The documents show that the private housing development component is expected to be completed by 2032, while the land formation for the public housing or first home component is expected to be completed by 2028.
The site, adjacent to Lam Tsuen New Village, involves a private lot zoned "Agriculture" and adjoining government land, covering an area of approximately 52,327 square meters, including 11,350 square meters of government land.
The proposed gross floor area is approximately 159,000 square meters.
According to the application information, in the future private housing development, the development site will occupy about 16,029 square meters. It is planned to build two residential and non-domestic buildings, and a complex building with a residential plot ratio of 2.9 times. 930 units with a population of 2,604.
As can be seen in the picture, there will be a clubhouse in the private development in the future.
Wheelock submitted an application for the land sharing scheme, involving a site of about 5.2 hectares located south of Sheshan Road in Lam Tsuen, Tai Po.
A total of 4 applications have been received for land sharing so far.

Cemetery zoned for public housing or first home parts
As for public housing or first-home buyers, the land will occupy 14,131 square meters. In the future, 4 buildings with 34 to 38 storeys are planned to be built, with a residential plot ratio of 7.68 times. It is expected that 2,170 units can be built with an estimated population of 6,076.
There are multiple tombs in the land area
According to the information, the scope of this application involves a cemetery, and the relevant part is now owned by private ownership.
With reference to the master development blueprint submitted by the applicant, the existing cemetery is zoned for public housing or part of the first home.
Looking through the information, the site of this application is adjacent to another land sharing application jointly submitted by Henderson Land Development and Wheelock earlier.
Including this application, 4 applications have been received so far for land sharing.
