Real estate barometer: in the Archives district of Paris, a two-speed market

In the heart of the Marais, a distinction must be made between declining “ordinary apartments” and exceptional properties whose prices continue to climb.

Showing a drop of 5% over one year, the Archives district, in the 3rd and 4th arrondissements of Paris, is one of the sectors of the capital where the downturn in the real estate market is most marked.

According to the barometer of Meilleurs Agents, the average price of apartments, on May 1, now stands at 13,727 euros per square meter.

In the neighboring district of Sainte-Avoye (IIIrd), between rue du Temple and rue Rambuteau, where the average price per square meter is 12,433 euros, the drop is even more significant: -6.3%.

"The decline, of around 5 to 7%, will increase in the coming year," predicts Guy Scemama, director of the Caraudrey study, located rue Saint-Antoine.

He estimates that “today, the sales promises signed average around 12,000 euros per square meter”.

According to him, “neither the Covid nor the war in Ukraine are in question.

In truth, prices have reached such high levels that Parisians can no longer afford to buy.

As proof, first-time buyers have disappeared.

Commercial agent at Laforêt, rue Rambuteau, Vincent Ira evokes a more moderate decline.

is less popular than the part located in the 4th due to its proximity to the Place de la Republic.

“And to explain:” We have more goods to sell but as buyers are becoming rarer, due in particular to the increase in interest rates, prices are falling.

While speaking of a “small drop”, Emmanuel de Poulpiquet, manager of the Daniel Féau agency, rue Saint-Antoine, observes: “It is the average apartment on the second floor on the street which took a small blow on the muzzle .

Estimated at 14,000 euros a year ago, it sells today for 13,500 euros.

But he qualifies: “Exceptional properties with a terrace, a view… continue to rise.

"Until reaching dizzying heights, such as this" duplex on the sixth floor of 87 m2, with a 10 m2 terrace and view of all of Paris, from Notre-Dame to the Eiffel Tower, that a start-uper has offered for 2.5 million euros, or… almost 29,000 euros per square meter!

Perhaps less exceptional, a 140 m2 apartment on the fifth floor of the same building, located a stone's throw from the Picasso Museum (3rd), "still sold for 17,000 euros per m2", adds Emmanuel de Poulpiquet.

Between the Town Hall and the National Archives, the real estate market is therefore running at two speeds.

All professionals agree, like Guy Scemama: “In mansions, apartments easily reach 15,000 euros per square meter, knowing that the ultimate at the moment are outdoor spaces.

Vincent Ira does not say anything else: “If your property is on a high floor with a lift, facing south with a balcony or terrace, it will be negotiated 17,000 to 18,000 per square meter.

If you also have a view of a monument like the Pompidou Center or the Carnavalet Museum, the price is approaching 20,000 euros!

“And to cite the example of this small two-room apartment of 30 m2, “in very good condition”, located on the sixth floor with elevator of a building on rue des Archives, offered at 500,000 euros, or 16,666 euros the square meter.

The view of the Billettes temple (4th) and the Pantheon (5th) as a bonus!
