Tai Wai Playground to be converted into "pin-in" public housing to provide 400 units as soon as 2030

According to the documents disclosed by the Shatin District Council, Tai Wai Playground on South Road of Tai Wai Village is a "residential (Group A) zone", which is applicable to the government's multi-use development principle. Complex and public housing projects.

The total site area is about 0.37 hectares, and a complex building with a height of about 41 storeys and a public housing block can be built. The latter can build 400 residential units, accommodating about 1,100 people, and the land area is about 15 times. At that time, the complex building in the building will include Social Security Office, Small Library, General Outpatient Clinic, Tai Wai District Office, Integrated Family Service Center, Child Care Service Center, Neighborhood Elderly Center and other units, with public parking lot, platform garden, children's playground and other supporting facilities.

The above-mentioned development plan is expected to start in 2024, and the related projects will be completed in 2030 at the earliest.

The ArchSD said it had conducted a traffic review on the potential impact of the development on the surrounding road network, and preliminary results showed that as long as appropriate road improvement measures were taken, the development would not cause unacceptable impact on the nearby road network.

In 2017, the platform of the 5-a-side football pitch on the Tai Wai Nullah was completed.

Take appropriate measures to reduce the impact on neighbouring noise

The HA has also conducted a technical assessment on the environmental impact of the development plan and initially believes that the project has no unacceptable impact.

The proposed public housing development projects will comply with the noise-related criteria and legal requirements under a moderate mix of measures such as building fins, sound-absorbing windows, appropriate building orientation and floor plan.

As for air quality, there will be appropriate spacing between buildings and roads to reduce the impact of motor vehicle exhaust on residential units and comply with the requirements of the Hong Kong Planning Standards and Guidelines.

The relevant planning will be discussed in the Sha Tin District Council Development, Housing and Environmental Hygiene Committee next Tuesday (17th), and further consultation with district councillors will be made.
