Anyone driving through Tegernsee these days may have already noticed it: the mast on the Guggemos on the main road with a camera attached to the top.

Are passers-by in Tegernee being monitored now?

- "It's a traffic census," explains Christian Wagner from the Herzogliches Brauhaus, on the grounds of which the mast was erected.

The traffic census is necessary for an expert opinion, according to the managing director.

And this in turn is needed for the development plan "Guggemos, Hauptstraße 23".

The development plan is a prerequisite for what the brewery intends to do with the former Guggemos inn.

In its place, a new ensemble is to be built with a mix of shops, businesses, apartments, restaurants and a promenade between the main street and the lake.

In June 2019, the brewery presented its plans to the public for the first time, and in July the city council already launched a project-related development plan by majority.

Since then, work has been going on on this and also on a project and development plan.

"Currently, some of the necessary expert opinions are already being prepared or commissioned, which are necessary for the development plan," reports Wagner.

At the same time, the brewery is already working on detailed planning with its architectural office and specialist planners.

The issue of transport plays a major role in this.

The parking issue is also important, a hotly debated topic in Tegernsee.

For the Guggemos project, the brewery must have 67 parking spaces.

As Wagner reports, an underground car park with 47 parking spaces is planned.

Eight parking spaces are to be arranged above ground.

Brauhaus accommodates parking spaces on its own property

Parking on the main street is also a hot topic for the city, and there has been a lot of discussion recently about the Horn car park opposite the Guggemos area.

"However, the Guggemos project must be seen as completely separate from the debate about the Horn parking lot," says Mayor Johannes Hagn.

“The brewery has all the parking spaces needed for the new building on its own property.” Hagn was unable to say how long the specialist company commissioned by the city to do the survey was counting the traffic.

The report is also not decisive for further decisions in matters of parking and traffic.

Because that's what it was about at a retreat that the city council members recently met.

He was not allowed to speak in detail about the content of the exam, Hagn said, with reference to the non-public nature.

Only that much:

No specific decisions had been made.

Rather, all participants were brought to a common level of knowledge and information.

Staff houses in planning

The Guggemos is not the only project the brewery is currently working on.

Also in Tegernsee on Max-Josef-Strasse, after the demolition of the Schandl inn, the construction of three new buildings with 49 staff and 13 additional apartments is in full swing.

"We're still well on schedule," reports Wagner.

The basement is being built at house number 32 and the rest of the excavation is being carried out at house number 26.

Wagner expects completion in autumn 2023.
