Paris: the construction of a luxury building intrigues in the heart of Saint-Germain-des-Prés

Local residents discover with annoyance this site of a tiny plot of barely 40 m2, for which several permits had been refused.

Four building permit applications refused for eight years.

A very reserved wish of the Commission du Vieux Paris, yet ready to accept “a construction of a measured volume, and designed in harmony with the landscape of the street”.

Work now well underway but no display other than an occupancy permit, on a plot so tiny that it seems difficult to house luxury apartments there... It was enough to arouse questions and suspicions, the corner of rue des Canettes and rue du Four, in the 6th arrondissement of Paris, in the heart of Saint-Germain-des-Prés.

This "hollow tooth" of barely 40 m2, a luxury building?

“This project has suffered several refusals since 2016 and I do not see a permit.

However, the regulatory road occupancy display is well affixed, which means that a request for occupation has been granted without a cross-check having been made with a request for a building permit", is surprised in particular a local resident, an intrigued architect.

Does this “anomaly” hide the promoter's desire to speed up the project “hoping that no backtracking is possible?

he suggests.

And yet, nothing opaque in this tiny enclave, which will indeed become a “luxury building”… with the blessing of the Paris urban planning department and the favorable opinion of the mayor of the 6th arrondissement, Jean-Pierre Lecoq.

By the end of the year, this former ground floor, where three small single-storey shops lived together, will give way to a 4-storey building.

A small compact residence of two studios and a triplex, above a single but larger commercial space, reallocated to one of the former tenants, a creperie.

"Without posting a permit, residents are not informed and this deprives them of filing a possible appeal", always notes this resident architect.

"Everything is in order, these criticisms are untruths", defends Marc Benamou, the representative of the SCI 27 rue du Four, owner and promoter of "this little gem", in his words, for which investors would already be in the rows.
