Munich - The fact that the rental prices in Munich are in almost extraterrestrial spheres is known far beyond the city limits.
After all, the Isar metropolis has been leading the ranking of the most expensive cities in Germany for years: on average, a square meter of living space in Munich cost between 14.60 euros and 22.60 in 2021. Absolute exorbitant prices that are hardly affordable, especially for families, students and low earners are.

Rental prices in Munich: high savings potential for commuters
For the analysis,
immowelt
compared the rental prices in eight German cities with their surrounding areas.
The result: The savings potential around Munich, Frankfurt and Cologne is particularly large - but only from a certain distance away from the city.
This is how commuters who accept a journey of one hour save the most: while a square meter apartment costs an average of eleven euros at a distance of 60 minutes from the city, in the Isar metropolis it is a measly 18 euros.

Anyone who wants to rent an apartment in the surrounding area should note, however, that properties in rural communities are often older than in the city.
Tenants therefore have to reckon with disadvantages such as lower energy efficiency.
In addition, especially in smaller towns, houses are often located directly on the through road.
But there are also numerous properties in the surrounding area that are either newly built or completely renovated - and still cost significantly less rent than apartments within the city limits.

The closer the apartment is to the city, the deeper the reach into the wallet.

analysis has shown that tenants in the Munich area who live half an hour away from the city only pay 17 percent less rent.
Especially in places with a good public transport connection to Munich, the difference in the rental price is no longer that big.
The fact that it is often only possible to save a little on rent in the immediate vicinity of large cities is also due to the strong demand in recent years.
For more and more people, the expensive rents within the city limits are barely affordable.
For many people, the immediate surroundings were the only way to reconcile financial and professional aspects.
Surprisingly, rents are rising faster in the surrounding areas than in the city
This is also shown by a study conducted by the ifo Institute and

on the living preferences of the German population.
It turned out that rents in the immediate vicinity have risen more sharply than in the cities themselves - a surprising result, to which the corona pandemic has also contributed.
As the study shows, asking rents within a 30-minute radius of Frankfurt rose by four percent from 2020 to 2021, while remaining constant in the city.
The Munich 30-minute zone even recorded an increase of six percent.
In the urban area, on the other hand, rents only rose by one percent.
