The Central District Planning and Building Committee, chaired by Acting Committee Chairman Guy Kaplan, has for the first time submitted a plan for urban renewal at the pilot complex in the city of Ness Ziona.
This is the city's first urban renewal program.
The plan, initiated by the local authority and in cooperation with the "Hachsharat Hayeshuv" real estate company, covers a total area of about 16.5 dunams, and is located in the old area of the northwest of the city, between Pilots and Histadrut streets and north of Quill Park.
It includes the construction of 387 housing units, which will be built in 9 buildings of 9-14 floors.
Of all the housing units in the plan, about 75 will be allocated for small apartments.
There are currently 7 old 3-story buildings of 120 housing units in the complex, which will be evacuated in favor of the new project.
In addition to the housing units, the plan includes 500 square meters for commerce, about 4,300 square meters for public buildings, which will be used for the construction of 2 kindergartens and for additional uses, depending on the needs of the city.
These will be erected on the facades of the buildings.
The plan also includes a connection to the existing green areas and the park.
In terms of transportation, the plan is about 400 meters from a future metro station.
The plan was prepared by Kika Braz Architects and Urban Planners.
Central District Planner at the Planning Administration, Guy Kaplan: "There is great importance to an urban renewal project in the old center of Ness Ziona, and its contribution to upgrading the area and strengthening building rights while emphasizing the integration of new construction into the existing urban environment."
