The building committee rejects an application for a boarding house in the commercial area of ​​Wolfratshausen.

It was the fourth attempt to build on Geltinger Straße.

Wolfratshausen – In the fourth attempt, the developers failed with their application to develop an area on Geltinger Straße.

This time a boarding house should be built there.

Although such an accommodation facility would be desirable, as stated at the meeting, the city council's building committee gave the thumbs-up.

One of many reasons: The dimensions of the planned building go far beyond what is possible according to the legally binding development plan.

It was not the first time that the building committee had dealt with the property on Geltinger Strasse.

The developers had already submitted plans several times.

The original idea of ​​building a retirement home on the site in the commercial area met with clear rejection from the city.

The applicants then changed their plans and pushed for the construction of a hotel.

This application also fell through the building committee.

The overstepping of the legally binding development plan was too great for the committee.

That was also the sticking point in the most recent application submitted by the building contractors.

This time it was about an accommodation facility including a bar and a cultural stage.

In principle, a boarding house with a restaurant on the site is conceivable, it said at the meeting.

However, the building is too high - four floors were requested, two are only permitted according to the development plan.

The built-up area would also be too large.

In addition, the necessary distance areas, defined green strips, access routes and the parking lot position are not compatible with the guidelines laid down.

In his plans, the applicant refers to existing buildings and development plans in the vicinity of Geltinger Strasse.

"But this is not at all relevant for the development plan," writes the city's building department in a statement.

In short:

"It cannot be approved like this," said Green Councilor Dr.

No new building in Wolfratshausen: boarding house plans are rejected

The board was unanimous on this.

Schmidt suggested a discussion between the building department and the applicants in order to clear up the disputed points.

Because, as BVW parliamentary group spokesman Josef Praller noted, “a boarding house would be fundamentally desirable”.

City hall chief Klaus Heilinglechner replied that such a conversation had already taken place several times.

Some committee members understood all the less why such extensive exemptions from the development plan were requested.

"The limit is exceeded by more than 50 percent, they want to build four floors, a mobility concept with such a building makes no sense, and the distance areas are not taken into account in any way," summarized Deputy Mayor Günther Eibl.

The project in this form is "unsustainable".

A "goal-oriented conversation" would be useful, said Eibl.

Richard Kugler (Wolfratshauser Liste) was in favor of a simpler solution: "Actually, the applicants only have to look at our meeting template, then they would know." Heilinglechner: "They get it." Kugler summed it up like this: "It's too much, what the developer wants.” The planned accommodation facility was unanimously rejected.
