– A year ago there was an information board and publication on the city’s website, in July 2021 the public decision to set it up, in October a thick information brochure, in November the design advisory board, then early public participation and on Friday an information and dialogue event .

It was always about one topic: the new development area "Neustifter Feld".

And still many a folk soul is upset.

Mocking laughter from the audience

Before - probably on July 27th - the city's planning committee is to pass the approval and interpretation resolution for the "Neustifter Feld" development plan, the citizens were invited to the Luitpoldhalle to hear from the responsible administrative staff and planners what the current situation was is.

All the questions and comments that had come in from citizens over the past few months were viewed and grouped into thematic blocks.

And the five demands formulated by the residents' initiative were also discussed and answered.

After a few minutes, Theresa Bartl from the city planning office sensed that the mood among the approximately 100 citizens was irritable: Her statement that the approximately 21,000 square meter area was intended for residential development in the land use plan and was also “well suited” because of the good infrastructure and road development sneering laughter erupted in the hall.

City master builder Barbara Schelle explained that around 300 people could move into the 140 planned apartments and that a kindergarten would be built in the northwest, which would be needed in Neustift even without this new development area.

Four floors instead of five, no "tower"

Then it was up to the planner and architect Johannes Petzl to first emphasize: "New apartments are needed!" or two-storey, the seven-storey "tower" suggested by the design advisory board was dispensed with, and the multi-storey apartment building on Heinbogenstraße was converted into terraced houses.

And what does the environment benefit from, according to one of the pre-formulated questions?

At the expense of the project sponsor, the street spaces on Hermannstrasse and Heinbogenstrasse would be significantly widened, and there would also be a public thoroughfare through the area, including a green space that could be used by the public.

The statements of traffic expert Ralf Engelhardt are also important for the residents: they worked with higher estimates to be on the safe side, according to Engelhardt, (including delivery and collection traffic for the kindergarten) came to 800 vehicle movements per day.

Conclusion: "Even with the development, this remains a relatively quiet area." And again sneering laughter.

Schelle and Mayor Tobias Eschenbacher classified the five demands of the residents' initiative for a development with a maximum floor area ratio (GFZ) of 0.65: The currently planned GFZ of 1.0 is "tolerable" because it already exists in the area, moreover It is difficult to determine the density of the development with a number: If the reason that the property developer is giving up for the road extension is included, and if the area for the public playground is also included, then the GFZ would look very different.

Verbal attacks against the OB

In the fishbowl discussion that followed the two-hour presentation, one resident in particular stood out: he had seen many construction projects worldwide, including "very big ones", but never anything as bad as here.

The fact that the first preliminary plans had even seen the light of day was "really, really bad," he attacked the mayor, who had "provoked" and upset the people.

Eschenbacher should kindly apologize to the citizens' initiative, which would have had to spend hundreds of hours to bring everything back "to a normal level".

If the city and the planners hadn't slimmed down, "I would have driven you with my lawyer for ten years".

And: He will no longer vote for Eschenbacher in 2026.

He said he saw a process here and of course you didn't want to provoke with it.

He didn't hear a question he was supposed to answer.
