The Geretsried building cooperative's largest project to date is on schedule.

18 preliminary contracts for a total of 95 apartments have already been concluded.

The new building of the building cooperative Geretsried (BG) on Egerlandstraße, the BGZ2, should be finished in autumn.

Can this date be kept in view of announced material bottlenecks due to the Ukraine war?

"Before November 1st, nothing will work," says BG Managing Director Wolfgang Selig.

But he is confident that commercial and private tenants will be able to move in later this year.

The large commercial units on the ground floor have already been let to the discounter Aldi and the drugstore chain Rossmann.

As reported, the building cooperative recently started renting out a total of 95 apartments.

According to Selig, 18 preliminary contracts have been concluded so far.

The price per square meter for the privately financed apartments is between 13 and 14 euros.

No delays worth mentioning: “We just had a dizzy spell”

According to Selig, there have been no significant delays since November 2019, when demolition of the old building began.

But it could have turned out very differently.

"We were just dumb," says the BG managing director, referring to the size of the construction site and the selected building design.

Last year it was "brutally difficult" to get lumber.

"But after the city council decided on a flat roof for this property, we didn't have a wooden roof truss from a carpenter," explains Selig.

Consequently, the lack of timber did not affect the construction site on Egerlandstraße.

"There's a concrete cover on it, and it's extensively greened."

BG was similarly lucky with the insulation.

The decision was made to use mineral wool because "styrofoam is not undisputed in terms of disposal and fire protection".

Although this type of insulation costs more, it is even more reliable when it comes to fire protection.

In addition to timber, styrofoam was also difficult to obtain in 2021.

Due to a fire in a large American company, the Americans bought this insulating material on a large scale in Europe.

"Since we hadn't planned any styrofoam insulation, we didn't get these delivery problems either," says Selig, relieved.

But it was all a happy coincidence and not due to the foresight of the client.

Selig hopes that the construction schedule can continue to be met.

But he admits that forecasting is difficult.

"We don't know for sure whether we'll get balcony and stairwell railings in time." Such metals - sheet metal and angles, for example - would mostly come from Eastern Europe.

"We are careful with information," says the managing director.

"When in doubt, missing a single piece can spoil the whole opening."

But Selig remains optimistic - also with regard to the road construction, which is in the hands of the city.

"At the moment it looks pretty good that the city and we will finish at a similar time." He hopes that the scaffolding on BGZ2 can be dismantled by July at the latest, "then the city can start asphalting the base layer".
